I have used mostly prefabs to reduce the number of mods need. I have also left the stores. houses and other buildings empty so you can add your own flavor also the area has been left empty again for you to add your own flavor.
What i have tried to due with this settlement is give the player a settlement that your are able to add and delete things if you wish.
Also it is set up so that when you arrive with Preston everything is ready to go when you talk to Sturgis this will let you fill the empty stores and houses at your own pace.
