A detailed creation of an Institute-themed settlement made by me using a variety of mods along with it.

Although containing over 12,000 items, it is not at all power line enthralled. The lighting used is from the SOE mod (as many other items are too). The majority of the island is actually untouched, the settlement takes up a small portion of the coast facing toward the Warwick Homestead. This settlement itself has a more "aesthetic" vibe to it rather than operational. That being said, some areas contain elevator only parts where the settlers may not be able to get to.
The mods marked as *OPTIONAL* are either not required to be part of this settlement or are so minimal, that their departure won't make a difference. However, some of them are recommended for maximum experience.
If we want to include some lore-based story to it: The Institute has achieved victory, and are now expanding their operations onto the surface world. While still not entirely exposing themselves to the Commonwealth people, nonetheless present. Involves a maintenance dock for Liberty Prime, a functioning synth synthesizer, a greenhouse, and more!
