According to investment executives, the Australian commercial real estate debt market is witnessing significant growth, driven by a confluence of factors like regulatory change and growing investor interest. Of the $450 billion value, $373 billion can be attributed to traditional lenders and a substantial $74 billion to that of non-bank lenders. AltX Co-CEO Nick Raphaely, spoke to this scenario on a recent InvestorDaily webcast and explained that a surge in non-bank lending has significantly contributed to the sector’s growth, with non-bank lenders said to hold a 16 per cent market share as at June 2023. According to Nick Raphaely, there’s “never been a better time to be an investor in the space”. “And I think there’s probably two main reasons, in my opinion, for that. The first is after a decade, you have businesses with track records,” Raphaely said. Elaborating on this, he noted that businesses like AltX have, over the past decade, done “thousands and thousands of loans, billions of dollars of volume” and not just in benign lending environments. AltX co-CEO Nick Raphaely, sat down to discuss recent market activity with InvestorDaily. Specifically, the risk of investing in a private business with some level of gearing. This comes after the announcement of Australian Super's $1.1 billion dollar hit, in a private equity deal. Speaking to InvestorDaily Raphaely said, “If revenues of the underlying company fall and borrowing costs rise, this will naturally cause some stress in the business, as seems to have been the case here,” he said. Raphaely emphasised that private equity remains a well-established asset class, typically requiring large ticket sizes to participate in deals.
