Hopefully the government also accepts the fact that private development is also detrimentally affected by the high taxation regime : eg. Stamp duty, land tax, vacant residential land tax, commercial and industry property tax, infrastructure contributions etc ON TOP OF income tax when a developer makes a profit. The above, combined with high construction costs and high interest rates, effectively requires building a higher number of dwellings per suburban block - for development activity to be viable for developers. Especially for a lot of "mum and dad" suburban developers No easy answers, but it IS the government's job to tackle these issues.
Finally! A commonsense change in the Vic planning system. New planning regulations for town houses and low rise residential development up to three storeys announced in Victoria. Should provide certainty about a planning approval if black and white regulations are met. https://lnkd.in/gD2X9uVp It would appear subjective regulations like "neighbourhood character" cannot be relied upon by councils to reject planning applications if other requirements like setbacks, overshadowing, overlooking, room sizes & c are met. Remains to be seen if local councils will play ball or find other ways to slow down development applications.
