The full-day program featured a wide range of speakers, addressing key issues such as planning delays and resident wellbeing. It was great to attend the Property Council NSW Retirement Outlook Forum today and see lots of colleagues, clients and friends. I enjoyed the planning and design discussion which talked about how retirement villages will play an increasingly important role in providing appropriate accommodation to NSW’s ageing population, but still faces barriers from the planning framework. Some of the key takeaways were that there is a lack of appreciation of the importance of seniors housing 🏡 continuum. If we provide good downsizing options in places where people want to live there will be benefits of releasing housing stock back into the market. The average price of seniors housing is 36% of a standard house in Sydney. Seniors housing is an affordable housing option!!!!!! The new affordable housing bonus, which increases height and FSR by 30% for the provision of affordable housing, will not create a level playing field for seniors housing land use. Residential use will likely be the highest and best use and may incentivise providers to sell land for residential use instead of seniors housing use. We need further planning reform to the Housing SEPP to ensure we continue to incentivise seniors housing as the highest and best land use.

Living Choice Australia bought the former Julia Farr Centre’s West Block in Fullarton in 2011 with a vision to replace it with "Adelaide’s finest retirement living". That goal was achieved. Now 13 years later, the hugely successful business partners, in tandem with aged care operator Opal Healthcare, have secured the rights for the remaining land at Julia Farr Centre, known as Highgate Park, for $42 million.
