Wangara, WA (Industrial): Purchased in 2022 for $1.83M and sold in 2024 for $3.25M, reflecting a 77% value increase in just two years. 5. Hobart, TAS (Industrial Syndicate): Phil joined a $10M syndicate in 2024 with a $1.5M share. By late 2024, similar properties sold at a 5.5% cap rate, increasing Phil’s share value to $2M. Hidden Risks in Property Purchases, What Buyers Need to Know. Recent reports reveal alarming issues with vendor-commissioned Building and Pest inspections, often leaving crucial areas unchecked and buyers exposed to significant financial risks. Sam Saad, Managing Partner of Rethink Property Lawyers, shared his insights with REA on the risks behind incomplete reports. According to Sam, the lack of a national standard for inspectors to follow means buyers can easily fall prey to reports that avoid addressing major defects. “There isn’t a national code, unfortunately, for all inspectors to tick off a minimum level of things,” says Saad. This gap in regulation can have financial consequences for buyers, especially in competitive markets where decisions are made quickly. The solution? Sam strongly advocates for buyers to commission their own independent inspections to ensure full transparency. If the report was commissioned by the vendor and misses critical details, the buyer may have no recourse to hold the inspector accountable. Informed property decisions start with thorough due diligence. By understanding the risks and commissioning trusted reports, buyers can avoid unexpected costs and confidently navigate the complexities of property purchases.
