    This week, our CEO Rory Hunter and COO Phil Shelley represented MODEL at the Living Sector Summit, where they spoke about our industry’s most vital issues. Rory facilitated a financial panel, exploring how the sector can better support housing development and affordability through strategic investment. Meanwhile, Phil took the stage in the sustainability panel to discuss ways the living sector can set and achieve high ESG standards.     We’re excited to announce our partnership with leading corporate advisory firm Grant Samuel to launch our $250M Regenerative Decarbonisation Fund. This collaboration helps ensure that 1,000 BTR apartments will be under development by 2025, while laying the groundwork for a pipeline of 5,000 apartments by 2030. Damien Elias, CEO of Grant Samuel, noted, ‘There are significant long-term tailwinds in inner-city densification driven by net population growth and an urgent need to address the housing supply crisis. This iconic 1886 site on Lithgow Street will be transformed into 180 Passivhaus-certified and mass timber apartments, blending architectural preservation with cutting-edge sustainability. Here’s how we’re leading the charge in sustainable urban living: - 50% reduction in embodied carbon: By using mass timber construction, we’re pushing the boundaries of eco-friendly building practices. - Passivhaus certification: Ensuring top-tier energy efficiency and indoor air quality for every home. - 6-Star Green Star & 9-Star NatHERS: Delivering on our promise of sustainability across the board. - Affordable Housing: 10% of the apartments are dedicated to creating inclusive, affordable living spaces. - Honouring heritage: Preserving the factory’s iconic façade while adding a modern 8-storey extension that merges history with a sustainable future.     Big news at MODEL: We’ve just launched our $250M Regenerative Decarbonisation Fund (RDF), a pivotal commitment to regenerative development in the Build to Rent (BTR) sector. The RDF will fund 1,000 inner-melberoune BTR apartments by 2025, with plans to expand to 5,000 apartments by 2030—coinciding with Australia’s legislated climate emissions reduction deadline. For investors, the RDF provides a future-proofed opportunity to integrate sustainability into their portfolios. Backing MODEL’s projects means benefiting from transparent metrics and operational efficiencies that ensure resilience against evolving regulations. Plus, the RDF ensures our developments align with growing consumer demand for greener, healthier living spaces. With pioneering projects like Melbourne’s tallest residential mass timber building on Johnston Street and the adaptive reuse of the former Schweppes Cordial Factory on Lithgow Street, the RDF is turning regenerative development from an ideal into a reality.     As our Johnston Street residence takes shape, our partnership with HIP V. HYPE will now become instrumental to achieving our aspirations for best practice sustainability. Recently, we caught up with David Mahony, Head of Better Buildings at HIP V. HYPE, to discuss their role in the project. Here’s what David had to say: ‘The vision and concept put forward by MODEL prioritises people and planet, which aligns perfectly with our approach. We’re here to deliver high-performance buildings, provoke out-of-the-box thinking, and ultimately create solutions that enable sustainable design at scale.’ Our collaboration is key to ensuring that MODEL’s ambition for Passivhaus and 6-Star Green Star certification becomes a reality, rather than a mere goal.     We’re thrilled to welcome Matthew Mattiske, a founding director of Fathom Group and a seasoned expert in the property and construction industry. Matt is a highly credentialed development director driven with experience across Australia, the UK, and the Middle East. He thrives on bringing large scale, complex projects to life. His two decades of experience in property development and project management has seen him lead major projects, working for the likes of Mirvac, Sinclair Brook and Majid Al Futtaim in the Middle East. He led a development team that oversaw the development of Australia 108 – the tallest residential building in the Southern Hemisphere. In pursuit of greater creative impact and strategic influence, Matt founded Fathom Group – a company of handpicked experts able to influence each stage of the development and design process, from concept through to delivery. Since 2014, Matt has developed more than 13,000 residential apartments totalling over $5B in construction value, and $7.8B in revenue. As Matt puts it, “The key to success is bringing talented people together and finding those differentiators that make a project stand out.
