Today’s term: 𝗔𝗱𝗱-𝗼𝗻 𝗙𝗮𝗰𝘁𝗼𝗿 – a crucial concept for tenants and landlords alike. 🔍 𝗪𝗵𝗮𝘁 𝗶𝘀 𝘁𝗵𝗲 𝗔𝗱𝗱-𝗼𝗻 𝗙𝗮𝗰𝘁𝗼𝗿? The Add-on Factor, also known as the load factor or rentable/usable (R/U) ratio, is a metric used to calculate the total rentable area of a commercial property that a tenant will be charged for, beyond just the usable square meters of their leased space. It accounts for the tenant's share of common areas such as: 🚪 Lobbies (tenant shares) 🚻 Restrooms (tenant shares) 🚶♂️ Hallways (tenant shares) 🛗 Elevator areas (tenant shares) It’s the ratio of the total gross floor area (GFA) to the net leasable area (NLA) that tenants can exclusively use. 𝗛𝗼𝘄 𝘁𝗼 𝗖𝗮𝗹𝗰𝘂𝗹𝗮𝘁𝗲 𝗜𝘁: 1️⃣ Add-on Factor = Rentable Area / Usable Area 2️⃣ Rentable Area = Usable Area x (1 + Add-on Factor) 𝗘𝘅𝗮𝗺𝗽𝗹𝗲: 𝗨𝘀𝗮𝗯𝗹𝗲 𝗔𝗿𝗲𝗮: The actual space the tenant occupies (e.g., 5,000 square meters) 𝗥𝗲𝗻𝘁𝗮𝗯𝗹𝗲 𝗔𝗿𝗲𝗮: The space including the tenant's share of common areas (e.g., 6,000 square meters) 𝗔𝗱𝗱-𝗼𝗻 𝗙𝗮𝗰𝘁𝗼𝗿: 6,000 / 5,000 = 1.2 or 20% 📌 A 20% Add-on Factor means that for every 100 square meters of usable space, the tenant is charged for 120 square meters of rentable space. This factor helps both landlords and tenants understand the total space they are paying for, including shared common areas. 💡 𝗣𝗿𝗼 𝗧𝗶𝗽: A lower Add-on Factor usually indicates a more efficient building layout, which provides better value for tenants and reduces costs. 𝗪𝗵𝘆 𝗜𝘁 𝗠𝗮𝘁𝘁𝗲𝗿𝘀: This calculation ensures fair cost-sharing for maintaining shared spaces and promotes transparency in commercial leasing.
