    Sharing exciting updates on our journey towards creating an optimal framework for evaluating real estate development projects. After starting our collaboration with Matias Pejko, we took a step back and decided to take a more comprehensive approach to project assessment. Here’s what we’re now planning to include when gathering project information: • General Outlook: A deep dive with PESTEL analysis, Porter’s 5 Forces, VRIO, and SWOT analysis. • Commercial Analysis: Market research, client and product definition, along with a 7P analysis. • Location Analysis • Operational Plan & Risk Management • Financials: Including assumptions, project indicators, and investor metrics. • Legal & Regulatory Review: Considering tax implications and exit strategies. • Team Overview • Investment Proposal In order to create a successful Executive Summary balanced in terms of the scope and components considered, with enough depth and support for each statement addressed to provide an answer to the key aspects that take part in the decision making process, going through each of these bullets will help to pay attention and reach to a consistent and coherent definition of the project and what it requires in a language that makes it understandable to skilled financial analysts and comparable across industries and sectors. We believe this approach will not only enhance the quality of project preparation from the developer’s side, by addressing questions often overlooked, but also reduce the time investors need to spend on evaluating and studying each project.     How do you evaluate real estate projects? We're upgrading our platform to make project assessment easier and more tailored. Right now, we have a basic framework showing developer info, project details, and investment offers. So we know glamping isn't like building villas, and flipping differs from coliving. Our goal: Create custom interfaces for each property type, including specific financial ratios and market metrics. We've identified 11 real estate categories: - Hotel - Senior living - Co-living - Retail  - Office - Co-working - Warehouse  - Flipping - Villas  - Multifamily  - Townhouses Now, we're debating which metrics matter most for each - LTV, Gross Profit Margin, ROE, etc. If you're a pro in any of these areas, we'd love your input!     While the platform go.cobuildy.com is in beta testing, we continue to actively improve it. In this and upcoming posts, we will provide more detailed insights into the ideas we are implementing. We have identified three primary roles involved in every development project: developer, investor, and specialist. Upon registration, users select the roles they play on the platform and can switch between them to access different functionalities. Let's talk about the developer role. When choosing the developer role, a user can submit a development project concept with all financial information, specify the specialists already involved in the project, and indicate those still needed (e.g., a builder or architect). Once the concept is 100% complete, the developer can receive a project evaluation that investors can rely on. The evaluation consists of two parts: an automatic assessment and a consultant-assisted assessment. The automatic part is calculated based on the financial data provided by the developer. The second part is conducted by a specialist in the role of a consultant, who manually evaluates the project according to specified criteria, effectively staking their reputation. When an investor selects a project, they can always see which consultant evaluated it. After the evaluation process is completed, the concept transitions to project status and becomes visible in the section accessible to investors. The monetization of the project will vary depending on the service provided within the platform, including success fees, service charges and subscriptions. Cobuildy's vision is to create an infrastructure that benefits every participant in the real estate development market.
