This milestone enables us to provide services as EU Green Bond External Reviewers during the transitional period. The European Green Bond Standard (EU GBS) is a voluntary framework designed to enhance the transparency and credibility of green bonds. It aims to support the transition to a sustainable economy by ensuring that funds raised are allocated to projects that align with the EU taxonomy for environmentally sustainable activities. At EthiFinance, we are committed to fostering sustainable finance and contributing to the EU's climate goals. Our role as an EU Green Bond External Reviewer will involve rigorous assessment and verification of EU Green Bond issuances, ensuring they meet the highest standards of environmental integrity. EthiFinance Ratings has just released its Real Estate Sector Report: France & Spain confronted with opposing trends. • The real estate market on both sides of the Pyrenees has been hit by inflation and rising interest rates. Macroeconomic factors turned more positive in 2024, and we expect the recovery to be confirmed in both markets, albeit with differing trends. • In Spain, the market benefited from a solid rebound in 2024 (+20.5% YoY in new home sales), and the mismatch between supply and demand should support this trend. • In France, developers found themselves with large stocks of new homes, which led to a trough in 2024 (sales down by around 10% on average and a significant drop in EBITDA). With low backlogs and limited supply, the recovery will take longer. • For 2025 and beyond, we expect developers’ performance to focus on improving profitability and controlling the leverage ratio. • Regarding ratings, no significant changes are expected for the industry, translating into an overall “Stable” outlook for EthiFinance Ratings’ portfolio of real estate developers, although French developers will be under more scrutiny.
