IXO Partners is passionate about decarbonizing existing building stock. There are 200,000 plus existing buildings in Hong Kong, comprising a diverse range of typologies (commercial, residential, education, retail, healthcare, arts and culture, storage, warehouses, transport, etc) and asset classes (Grade A, B, C, etc), and spanning both public and private development. In simplistic terms, we approximate upwards of 100 different categories of buildings in Hong Kong, not accounting for additional segmentation criteria such as year of construction and building height. The vast majority of the buildings we see around us will still be in use in 2050 (and hopefully beyond). The task to transition our city to a resilient and decarbonized model seems monumental; on face value, perhaps impossible. How is it possible to develop realistic responses to each of these building categories which are simultaneously scientifically robust and scalable? How is it possible to thread tenets of carbon, circularity, climate resilience into each response; especially considering holistic decarbonization is not part of the framework of mandatory planning regulations and current design codes? IXO is currently exploring, along with our partners, how to pragmatically unpick this complex paradigm for the built environment. We are reviewing significant academic and applied research, exploring innovative tools and products, and generating research of our own to help drive a pragmatic and systematic response to the transition. We are partnering with banks, with investment platforms, with architects, with developers, and with universities to respond to the climate emergency. We will be sharing more of our work in the coming month. 𝗜𝗫𝗢 𝗜𝗡𝗦𝗜𝗚𝗛𝗧𝗦 | New SBTi Building Sector Guidance 📝 ❇ Our latest 'IXO Insights' looks at the draft building guideline proposed by SBTi. Are your assets and portfolio #ready with a #responseplan? Science Based Targets initiative (#SBTi) unveiled their draft guidelines for the building sector in December 2023. These #newguidelines are tilted at demonstrating much higher (~>50% reduction) in upfront embodied carbon emissions by 2030 compared to reduction targets under prior, 2˚C-aligned, targets (~20-25%). This represents a significant #industry #stepchange, of the likes we have not seen since the Industrial Revolution. 𝗜𝗫𝗢 𝗜𝗡𝗦𝗜𝗚𝗛𝗧𝗦 ǀ 𝗟𝗘𝗔𝗗𝗘𝗥𝗦𝗛𝗜𝗣 You may be familiar with the expression: good things come to those who wait. Since late 2022, our Managing Partner Lizette McNeill has led the efforts of the Net Zero Working Group, housed within the Construction, Property, Infrastructure (CPI) Committee of AustCham Hong Kong. This tight-knit group comprises a cohesive and diverse mix of sustainability-inclined practitioners: Dr Margaret Kam, Helen Cheng, David S. Leung, John Chow, Desmond Lee. Early last year the Working Group began organizing a built environment roundtable event, championed by the CPI Committee and fortified by the experienced AustCham Secretariat. The aims of the event were ambitious. At its heart lay a desire to meaningfully connect Hong Kong's financial and real economies, and ultimately unlock the vision of the Climate Action Plan 2050: Zero-Carbon Emissions, Liveable City, Sustainable Development. Taking place on Tuesday 28 November 2023, and underpinned by partnerships with Hong Kong Green Building Council (HKGBC) and Business Environment Council, the event was attended by more than 100 professionals. Designed in two parts––Part 1. Speaker Series, Part 2. Panel Series (#Design, #Adapt, #Value), insights were delivered by senior leaders in research, development, architecture, engineering, operations, valuation, and finance. Russell Fortmeyer, who graciously flew to Hong Kong, provided deep context: talking to LA's pivotal Green New Deal, opportunities for urban adaptation, and parallels between Hong Kong and LA as industrialized metropolitan and key C40 cities. Then on Wednesday 27 March 2024, to an intimate gathering of 40+ professionals and with a forward by the esteemed Mr CF Wong (Commissioner for Climate Change), the Hong Kong Decarbonization Playbook––meticulously crafted by Sam Crispin and his team from the roundtable findings––was officially launched by CPI Co-Chairs Brian Shuptrine FRICS and Kirsten Mundy. And the outcomes? 𝗟𝗲𝘃𝗲𝗿𝗮𝗴𝗲 𝗽𝘂𝗯𝗹𝗶𝗰 𝗮𝗻𝗱 𝗽𝗿𝗶𝘃𝗮𝘁𝗲 𝗽𝗮𝗿𝘁𝗻𝗲𝗿𝘀𝗵𝗶𝗽𝘀 𝘁𝗼 𝘁𝗮𝗿𝗴𝗲𝘁 𝗰𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲𝘀, with six key mechanisms for change identified: 1. Mainstream sustainable practices, 2. Encourage retrofitting of existing buildings, 3. Support data transparency, 4. Deploy green certifications, 5. Address education and awareness, 6. Align valuation mechanisms.
