Secondo il Sole 24 Ore, per acquistare un'abitazione in Italia servono in media 69 mensilità di stipendio (circa 6 anni di busta paga). E il Centro studi di Idealista conferma: nel terzo trimestre 2024, il tasso di sforzo per l'acquisto di una casa si è attestato al 19% del reddito medio annuale. Ma in alcune città la situazione è ben più drammatica. Per un bilocale di 60mq in zona semi-centrale servono: - 🏛️ Roma: 165 mensilità (13,7 anni di stipendio) - 🚣 Venezia: 159 mensilità - ⚜️ Firenze: 151 mensilità - 🍕 Napoli: 140 mensilità - 🏢 Milano: 130 mensilità I motivi? Il boom del turismo e degli affitti brevi, che sottrae appartamenti al mercato tradizionale, la forte domanda nelle città universitarie e l'aumento degli acquisti per investimento. Milano è un caso emblematico: negli ultimi 5 anni i prezzi sono aumentati del 36% (+€1.400/mq), con il prezzo medio oggi a €5.500/mq e picchi in centro oltre €10.000-12.000/mq. Ma non è tutto nero: in 55 città (più della metà dei capoluoghi) comprare casa è diventato più accessibile rispetto al 2019. Mentre a Roma servono quasi 14 anni di stipendio per un bilocale, a Rieti (a solo un'ora di distanza) ne bastano meno di 4.
