The REITs Association of Kenya has released its H1 2024 Semi- Annual Performance Snapshot which is in line with our Acorn REIT earnings note-H1’ 2024 report. The Key take outs from the Snapshot. a) Acorn D-REIT 1. The net profit for the company rose to Kshs 181.4 mn up from Kshs 170.2 mn recorded during the same period last year. The figure included the Kshs 53.0 mn for two of their properties that were operational in H1’ 2024. 2. The administrative expenses stood at Kshs 47.0 mn in H1’2024 down from Kshs 77.0 mn recorded in the same period last year. The cost was attributed to staff costs, utilities and maintenance, consumables, marketing and sales. 3. The total assets under management stood at Kshs 11.7 bn in H1’2024 arise from Kshs 11.0 bn as of June 2023. 4. The total asset value as of 30th June 2024, total asset value stood at Kshs 12.6 bn comprising of investment property valued at Kshs 10.9 bn. This is in comparison to the Ksh 11.3bn total asset value recorded during the same period last year. 5. The net asset value per unit stood at Kshs 25.35 marginally higher than the Kshs 25.31 recorded in the comparative period last year. b) Acorn I-REIT 1. The ASA I-REIT recorded a 64.0% growth in operating income to Kshs 534.5mn in H1’ 2024 from Kshs 325.0mn recorded in H1’ 2023. The performance was attributed to the REIT’s expanding property portfolio through acquisition of Qwetu Hurlingham and Qwetu Aberdare Heights II as well as the rental escalations that took effect in April 2024. 2. The net profit recorded a 45.0% increase to Kshs 164.0 mn in H1’ 2024 from Kshs 113.3 mn in H1’ 2023. This can be attributable to lower fund operating expenses and a rise in fair value revaluation gains of investment properties. 3. The total assets under management stood at Kshs 10.3 bn in H1’ 2024 up from Kshs 6.6 bn in June 2023. 4. The net asset value per unit came in at Kshs 22.21 up from Kshs 21.65 reported in June 2023.
