Recently, Lithuanian Real Estate Development Association, Kaunas IN , REGO Group, and Urban HUB Kaunas brought together Kaunas' real estate community for a dynamic discussion on the city's real estate market. Experts shared insights on the current state of the housing and office markets and explored emerging trends. During the panel "What Real Estate Does Kaunas Need the Most?", Kasparas Juška, Head of Investment at SBA Urban, provided a glimpse into future projects that will reshape the city's landscape. "Kaunas' long-term potential is closely tied to its growing population, which has been steadily increasing in recent years. While the city is making significant strides in infrastructure development to enhance quality of life, Kaunas' city center still holds tremendous untapped potential. We believe that the @Nemunaičiai district, created by SBA Urban, will unlock this potential, offering a modern, vibrant urban space for living, working, and leisure right in the heart of Kaunas," said K.     Sustainable architecture in action! 🚀 Since 2008, the Lithuanian Real Estate Development Association has been selecting and evaluating the most impressive real estate projects in Lithuania through the "Darni plėtra" competition. This year, SBA Group’s Urban HUB"in Kaunas is among the contenders. Together with the competition jury, we explored the project’s 22,000 sq.m. of business spaces, sharing the challenges we faced and the solutions we implemented. We showcased how modern and flexible stock-office spaces can meet various business needs—from tool rental spaces at Storent to cozy showrooms for Lonas’ beds and mattresses, and impressive areas for custom furniture makers "Men Do."     Welcome to the community!🙌 Antalis, the European leader in paper, packaging, and visual advertising materials, is set to make its mark at the Urban HUB project in Kaunas, developed by SBA Group. The company plans to open its doors to clients in early November, featuring a vibrant office, retail and exhibition spaces, a goods collection point, and a warehouse. Strategically located at the crossroads of the country's two major highways, Urban HUB Kaunas is attracting tenants with its prime location and the dynamic business community being cultivated. In the first phase of the project, available spaces are disappearing fast, with around 70% already leased! The arrival of industry-leading businesses here confirms that SBA Urban's innovative business city concept is resonating well with market needs," says Giedrius Muliuolis, CEO of the Urban HUB . KPP-Antalis, backed by the Japanese holding KPP listed on the Tokyo Stock Exchange, recently expanded its footprint by acquiring Latvia's PAKELLA along with its operations in Lithuania and Estonia. A merger is on the horizon, aiming to consolidate from four locations in Kaunas to one central place at Urban HUB. "We sought the perfect project to streamline our operations, bringing everything together in one place: an office for our team, a retail space, exhibition areas for our products, a warehouse, and a collection point for e-commerce and wholesale clients.     Record-breakingly good! The first Urban HUB in Vilnius has officially opened its doors to visitors. We are creating spaces for businesses to expand and grow and a place that matters to the community. ✅ Alongside the opening of the Urban HUB, over 10 new businesses opened their doors. Many more will join by the end of the year! ✅ We officially set a record by creating the largest strawberry art installation in Lithuania specially created for the event.  ✅ 2.45 metres high, 1.99 metres in diameter and decorated with 3,000 pieces (50 kg) of Lithuanian strawberries gifted by Rimi Lietuva. ✅ The Urban HUB project is estimated to create around 300 jobs and house over 30 new businesses - entertainment, leisure, retail and services.     Welcome, AB „Energijos skirstymo operatorius“ (ESO)! 3900 sqm of space at Urban HUB Kaunas will be home to the newest members of our community - ESO team. The fit-out works are already underway and ESO plans to move in at the beginning of 2025. "We are developing Urban HUB projects in both Vilnius and Kaunas following the highest standards not only for retail and warehouse spaces, but for offices as well. ESO's team's needs for new space are sustainability-oriented. The focus is on energy efficiency, optimum space layout, and quality aspects. The campus will accommodate over 300 employees," says Giedrius Muliuolis, CEO of Urban HUB.     International friendship! 🤝 Urban HUB Kaunas just opened a Bergstrasse Alley together with the delegations from Bergstrasse, Germany and Kaunas district municipality. The opening ceremony was an important milestone in celebrating the friendship between the two countries. The naming of the inner alley of the SBA Group project after Bergstrasse was an idea by the Mayor of Kaunas District. "I am happy and proud to be here, we are opening Bergstrasse Alley in the new Urban HUB retail and business city, as a sign of respect to our long-standing partners“, - Valerijus Makūnas said. "The fact that our cooperation is being celebrated with the opening of a new alley shows how strong our friendship is," said Christian Engelhardt, Mayor of Bergstrasse. In his speech, the Mayor said that every time he comes to Kaunas, he is pleasantly surprised by the rapid development and growth of Kaunas District. "We are building the Urban HUB together with the community. Kaunas District is growing and expanding, and the international partnership provides opportunities for both businesses and residents. The inner alley between Atradimų and Lyderystės Streets will now be known as Bergštrasė. We believe that visitors from Lithuania and abroad who come to the Urban HUB spaces will recognize and enjoy the fact that together with the district we are creating an internationally friendly and open project," said Rasa Jakutaviciute-Peciulaite, Head of Real Estate Development at Urban HUB.     Charge up your journey!⚡🚗 Urban HUB in Kaunas has launched one of the largest electric car charging centres on the A1. 13 stations with 26 charging points installed by Eldrive Lithuania are now available and open to drivers. "The part of the country's main motorway where the A1 and A6 intersect is one of Lithuania's busiest stretches of the road. The 50 kW charging stations located in Urban HUB will be a great place for electric vehicle drivers to charge, and the convenient accessibility will allow them to reach the facility by driving in all directions: to Vilnius, Kaunas, Klaipėda and Kaunas Airport or Jonava," says Tomas Tamasauskas, CEO of Eldrive Lithuania. "Real estate development is inseparable from sustainable mobility solutions. In the first phase, we are installing only a part of the charging points for electric vehicles in the common parking lot of the project with our partners. As the Urban HUB development continues, we plan to increase the number of e-stations. We want the project to become an example of what an EV charging infrastructure should look like in the future - with green and recreational spaces, modern, convenient and, most importantly, easily accessible," says Rasa Jakutaviciute-Peciulaitečiulaitė, Head of Real Estate Development at Urban HUB.     Urban HUB Vilnius welcomes STORENT GROUP Lithuania! As the opening of the SBA Group's Urban HUB in Vilnius approaches, the community is actively filling up. Storent, one of the largest construction tool and equipment rental companies in the Baltics, will open its newest space here. The team will set up warehouse and customer service areas in the 660 sqm space. "The Storent team is one of the partners who have efficiently used the project to its full potential. From the warehouse space, which will be convenient for storing larger quantities of non-standard equipment, to the comfortable and modern customer service area," says Lina Zamalytė-Krikščiūnienė, Leasing Project Manager at Urban HUB. "It's important for our customers to be able to conveniently come to the rental centre and take care of their construction project from start to finish, which is why we are focusing on spaces where we can grow and offer a wider selection of construction tools and equipment for rent. When choosing new premises, we look at the convenience for our employees and customers. Equally important is the location, visibility and the traffic generated by the companies in the neighbourhood. That is why we chose Urban HUB in Vilnius for Storent's expansion and growth," says Mantas Dzikas, CEO of Storent. He says that the majority of the space - over 80% - will be dedicated to the storage of tools and machinery, while 20% will be used for a new and modern customer service and consulting space.     A 100 million project! Urban HUB Kaunas is already on the finishing line, we are not only fitting out the environment but also the spaces of the businesses that will be located here. The Verslo žinios journalist Kamilė Gineikaitė took a look around the project and spoke to Urban HUB CEO Giedrius Muliuolis about what we've built and what our plans are for the future.   According to G. Muliuolis, the construction of the first phase took about a year with the installation of the infrastructure. He admits that the intense pace was a more expensive solution.   "The budget line reflects all this, but we are on budget and on time. We have learnt from previous projects that when you make sacrifices and take the cheaper solution, it ends up being more expensive," says G. Muliuolis.   However, while the project started with a stock-office concept, we can now see from the tenant mix and market interest that the project has evolved into more - a true business city, with offices, retail space, technology businesses and customer service points.   "Maybe it is related to the fact that the situation in the whole Kaunas region is tense and there is a lack of quality office space. Clients don't want to have a piece of retail or warehouse space on the outskirts of the city and an office in the centre. They want everything to be in one place, and there is no such offer. Therefore, we see that the typical commercial warehouse has evolved into a retail and business city. This has worked and I believe we have succeeded in the first phase”, - says he.   The Urban Hub team deliberately tries to select the tenants to create synergies in each building. For example, in the building under construction, which will house the IKI store, other retailers selling clothing and cosmetics are also here.   The other one will house, in the words of G. Muliuolis, "typical stock-office clients" - construction goods, workwear traders, various equipment renters and repairers. Finally, the third building is dedicated to leisure: "Half of the 7,000 sqm facility is made up of a padel, a children's playroom, a beauty salon, a family clinic, rooms for physiotherapists, and spaces selling equipment and sports equipment."   Read more about the completion of Urban HUB following the link in the comments below.   #UrbanHUB #SBAUrban #SpaceforRent
