Primark Signs Lease For Flagship Store at 150 West 34th Street In Midtown, Manhattan

Ireland-based fashion retailer Primark recently signed a lease for a four-story flagship store at 150 West 34th Street in Midtown, Manhattan. Designed by Gensler, the new store will comprise more 54,000 square feet of retail space and replace the current occupant Old Navy at the 78,000-square-foot building, which was built in 1900 and most recently renovated in 1998. The property is located between Sixth and Seventh Avenues.

300 East 50th Street’s Brick Façade Progresses in Midtown East, Manhattan

Exterior work is progressing on 300 East 50th Street, a 23-story residential building in the Turtle Bay section of Midtown East, Manhattan. Designed by BKSK Architects and developed by MAG Partners in collaboration with Global Holdings, KRW Realty Advisors, Krown Point, and Safanad, the 275-foot-tall structure will span 170,000 square feet and yield 194 units, with 30 percent allocated to affordable housing, as well as ground-floor retail space, a cellar level, and a 30-foot-long side yard. 300 East 50th Street Owner LLC is listed as the owner and Urban Atelier Group is the general contractor for the property, which is located at the southeast corner of Second Avenue and East 50th Street.

ODA’s 126 East 57th Street Tops Out in Midtown East, Manhattan

Construction has topped out on 126 East 57th Street, a 28-story residential tower on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development under the MRR 1326 LLC, the 346-foot-tall structure will yield 147 condominium units with an average scope of 1,156 square feet, as well as 5,000 square feet of lower-level retail space. ODA is also serving as the interior designer for the property, which is located at the corner of East 56th Street and Lexington Avenue with a narrow panhandle extension to East 57th Street.

360 Park Avenue Welcomes New Restaurant In Midtown, Manhattan

360 Park Avenue South, a newly renovated 450,000-square-foot office tower in Midtown, Manhattan, recently welcomed Time and Tide, a new restaurant on the building’s ground floor. The property was developed by BXP. Modellus Novus, an architecture and design firm, is behind the new restaurant space’s design.

KPF’s 520 Fifth Avenue Supertall Tops Out Over Midtown, Manhattan

Construction has topped out on 520 Fifth Avenue, an 88-story residential supertall in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, the 1,002-foot-tall structure will span 415,000 square feet and yield 100 condominium units, a residents-only amenity floor on level 88, 25 boutique office floors, a private members-only club called Moss, and four cellar levels. The property is located at the corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

The Vessel Reopens Following Safety Modifications in Hudson Yards, Manhattan

The Vessel has officially reopened to the public in Hudson Yards, Manhattan following the completion of safety modifications to the beleaguered attraction. Designed by Thomas Heatherwick of Heatherwick Studio and developed by Related Companies, the 15-story honeycomb of staircases stands 150 feet tall as the centerpiece of the first phase of Hudson Yards, and originally opened along with the complex in March 2019. However, access to the attraction was shuttered in July 2021 following a string of suicides from its elevated platforms. Earlier this year, work began on a safety system consisting of steel mesh netting stretched between the openings in the structure, and the revamped attraction is now back to operation.

Pier 97 Completes Construction Along Hudson River Park in Hell’s Kitchen, Manhattan

Work is complete on Pier 97, a 2.5-acre public park along the Hell’s Kitchen waterfront in Manhattan. The park was designed by !melk Landscape Architecture and Urban Design and developed by the Hudson River Park Trust and celebrated its official opening on October 15 with a ribbon cutting ceremony. Originally built between 1921 to 1934, Pier 97 served as a shipping hub for the Swedish America Line until the 1970s and later as a parking lot for the City of New York Department of Sanitation. The pier is located directly off West 57th Street.

Tishman Speyer Secures $3.5B Refinancing for Rockefeller Center In Midtown, Manhattan

Tishman Speyer recently secured a $3.5 billion loan to refinance Rockefeller Center in Midtown, Manhattan. The loan is the largest-ever CMBS issued for a single office asset. Bank of America and Wells Fargo co-led the five-year single asset single borrower loan, which carries a fixed interest rate of 6.2265 percent. The funds will be used to pay off an existing $1.7 billion loan and mezzanine financing due in May 2025, as well as cover leasing costs.

650 First Avenue’s Office-To-Residential Conversion and Expansion Progresses in Murray Hill, Manhattan

Work is progressing on 650 First Avenue, an 11-story office-to-residential conversion and expansion in Murray Hill, Manhattan. Designed by Ismael Leyva Architects and developed by Lalezarian Properties under the First and River LLC, the project involves the interior overhaul of a 120-year-old commercial building and the construction of four new stories above its parapet, bringing its height to 125 feet. The structure will span 100,000 square feet and yield 111 units. The property is located at the northeast corner of First Avenue and East 37th Street.

Xadia Hotel Tops Out At 58 West 39th Street in Midtown, Manhattan

Construction has topped out on Xadia Hotel, a 42-story hotel tower at 58 West 39th Street in Midtown, Manhattan. Designed by Marin Architects and developed by Wei Hong Hu under the H Hotel LLC, the 475-foot-tall structure will yield 173 guest rooms and amenities including a restaurant, an arcade, and a rooftop bar. The development is located on a narrow interior plot between Fifth and Sixth Avenues, one block south of Bryant Park.
