NoordBaak | Work visit minister Mona Keijzer and state secretary Chris Jansen Last Monday, 3 February, G&S& (subsidary of VolkerWessels) had the honour of receiving Mona Keijzer | Minister van VRO and State Secretary Chris Jansen (Public Transport and the Environment) at the construction site of NoordBaak. The group – which included Karin Verdooren (director of Lieven de Key), alderman Melanie van der Horst and district chairman Brahim Abid - received a brief explanation from Marcel Schipper (director of VolkerWessels Bouw & Vastgoedontwikkeling Nederland) on behalf of G&S& about the importance of realising affordable housing and the agreements on this. NoordBaak offers a mix of 71 owner-occupied apartments and 136 rental apartments, including 106 social rental and 30 mid-rent homes, located directly on the IJ. NoordBaak is one of the many projects G&S& is realising on the NDSM-wharf. The work visit took place as part of the so-called NOVEX approach, in which the national government has designated areas where the spatial tasks (housing, accessibility, employment, energy, and climate and water safety) of governments are so large and stacked that they call for joint direction from the national and regional governments. The Amsterdam Metropolitan Region is one of the 16 NOVEX areas. The CubeHouse | A conscious choice for building with timber The CubeHouse sets a new standard in sustainable architecture by incorporating 75% reclaimed and bio-based materials in its construction, primarily utilizing timber. Approximately 3,000 cubic meters of sustainable timber will be used in the building of The CubeHouse, effectively sequestering up to 9,000 tons of CO2. This is equivalent to the emissions generated from the annual electricity consumption of 10,000 households. Last week Maartje Vermeulen (municipal councillor for GroenLinks, Gemeente Utrecht) and Diko Ruit (director G&S&) had the honor to open the Tiny Forest ‘t Zandbos at primary school Het Zand in Utrecht. The school's pupils then set to work planting trees in the schoolyard. VolkerWessels is one of IVN Natuureducatie's partners in the realisation of Tiny Forests. Tiny Forests – an initiative of IVN Natuureducaties – are pieces of dense, native forest the size of a tennis court. Tiny Forests not only contribute to biodiversity, but also serve as an ‘extra’ classroom at their school for children to learn about Dutch nature. The CubeHouse | Start construction of wooden structure   We are proud to announce the start of the construction of the wooden structure of The CubeHouse, which will be the first hybrid wooden office building at Amsterdam's Zuidas business district. The approximately 16,360 m² office building will rise on the last plot of the Mahler4 area.   With a far-reaching vision of sustainability and the use of wood for the building's skeleton, The CubeHouse responds to the urgent need to reduce CO2 emissions in the construction sector. We are proud of our colleague Samuel Orobio de Castro who was awarded ‘Best Young Talent 2024’ by Stichting Wiechert which aims to encourage young, entrepreneurial, and creative talent in the real estate sector. This year's theme was ‘Back to the Future’, aiming to draw lessons from existing urban and real estate developments for future projects. Samuel examined the Bijlmermeer (Amsterdam) in general – and the Kleiburg Klusflat flat in particular – and gave an inspiring talk about it at the Best Young Talent Event. Kleiburg Klusflat was scheduled for demolition. A consortium stopped the demolition of the original flat by buying the building for the symbolic sum of € 1,- and redeveloped it. Problems resulting from the original design were resolved and the apartments were sold on core- and shells basis, after which residents refurbished the apartments themselves. What was first a candidate for demolition became a vibrant community and an example of successful bottom-up renovation. We congratulate Samuel warmly with this award!

Wonderwoods | Delivery of offices & apartments We are beyond proud that after a construction period of less than four years, Wonderwoods was officially handed over to ASR Dutch Mobility Office Fund and ASR Dutch Core Residential Fund last Wednesday. The 80,000 m² building consists of two towers of 104 and 70 metres high - designed by Stefano Boeri Architetti and MVSA Architects - with one hectare of vertical forest in the heart of Utrecht and combines living, working and leisure in a unique urban setting. Wonderwoods has a total of 14,700 m² of office space, 1,000 m² of restaurant, 1,000 m² of gym,167 owner-occupied apartments and 252 rental apartments in Utrecht's Beurskwartier. It also offers various amenities such as 3,500 m² of catering and sports facilities. It also features a bicycle shed, a parking garage and a mobility hub. The green character of the building and planting are unique characteristics of the project, which features a rooftop park, several interior gardens, three hundred trees and more than 75,000 plants and bushes.
