"'Logistics is king!' declared Ninoy Teo, Senior Director of Investment Services at leading property and management consultancy firm KMC Savills, during a presentation on Friday, Jan. 25. The event, “The 2025 Panorama”, brought together experts and industry leaders to share insights on real estate trends and forecasts in the Philippines. Currently, 46% of industrial real estate demand is driven by the growth of larger logistics hubs. Warehousing dominates the market, accounting for 99% of his team’s transactions. “That’s a testament to where the industrial sector is right now,” Teo said, pointing out that the import-driven nature of the economy is pushing companies to focus on building warehouses. These projects will continue to attract quality tenants willing to pay a premium. “Developers and owners will also need to repurpose or redevelop older buildings within the traditional CBDs, as many have become untenantable. "Despite the massive exodus of Chinese workers involved in Philippine Offshore Gaming Operators (POGO), the country’s office market experienced a remarkable resurgence in 2024, with overall net absorption reaching an impressive 282,600 square meters, a 290 percent increase from the previous year. The growth was largely driven by significant leasing activities in Bonifacio Global City (BGC) and the Bay Area, signaling a robust recovery in these key districts. In a recent study of KMC Savills dubbed “The 2025 Panorama,” government agencies emerged as the second-largest demand driver for office spaces, particularly in the Bay Area." "METRO Manila’s office market will see 695,000 square meters (sq m) delivered in 2025, but not without a delay of over 200,000 sq m.
