Our latest projects, K2 in Gdynia and B10 in Wrocław, have also been certified LEED Platinum, while Riverview in Gdańsk is the first residential estate in Poland to be distinguished with a LEED Gold certification. We are pleased to announce that we have signed an agreement with the Department of Culture of the City of Gdynia, under which the Waterfront complex will soon become a hub for culture and the arts. As part of this collaboration, the SPLOT space will be created within the development, hosting book readings, exhibitions, and workshops, as well as a venue for larger, city-wide events such as Gdynia Design Days. Our goal is to ensure that our projects offer not only modern spaces for work and living but also places that foster community and cultural initiatives. The first building of Stara Rzeźnia, from 1900, has undergone a complete revitalization. We have restored historical details – the brick walls have regained their former shine, windows that were once bricked up have been opened up to the world again, and the interiors have been adapted to modern office standards. Today, the building, which once served as a kindergarten, is a comfortable, modern office space covering 550 square meters, ready for its first tenants. This is where history meets modernity. And this is just the beginning – we are yet to embark on further stages of restoring the former glory of Stara Rzeźnia!

The Property Design Awards 2025 competition results announcement, in which - in the office category - our facility GDYNIA WATERFRONT II won, continues to be the talk of the town! The #PropertyDesignAwards is a competition held since 2016 and it has become a regular part of the list of events accompanying 4 Design Days in Katowice. Every year, it awards unique investments, facilities with exceptional architecture and spaces with inspiring design, completed by the end of the previous year. The final of the competition is the result of several months of work by the organizers of the plebiscite and the Jury. The final five nominations in each of the 8 categories are selected from the submitted applications. Then, the readers of the propertydesign.pl and propertynews.pl portals and the Jury vote on them. Among the nominees was Waterfront II - by JEMS Architekci. The jury appreciated Waterfront for its “combination of functionality, modern aesthetics and subtle reference to the historical urban context”, describing the project as “an example of modern architecture, but not monotonous – a space that inspires and sets new standards for office buildings in Poland”. Waterfront is a modern, multifunctional complex located at the President’s Embankment in Gdynia. An important aspect of the concept are the passages with a publicly accessible square and landscape architecture emphasizing individual functional zones. In creating the public space, the architects used classic elements building the so-called “soft boundaries”, such as arcades and pergolas, thanks to which it does not cut itself off from the surroundings. What you see in the photos is a beautifully renovated staircase in one of the buildings of the Stara Rzeźnia in Poznan. The balusters were faithfully reproduced based on preserved, although time-worn originals. As in the case of the entire complex, this detail has also come a full circle: the specialists carrying out the revitalization of the facility precisely identified at least a dozen (!) layers of oil paint that covered the surface of these wooden masterpieces. And they breathed a sigh of relief that their original color turned out to be the one that everybody liked most and which now you can see in the photo: the color of doves. If we are to believe psychologists, this color reflects peace, harmony, subtlety and encourages relaxation.
