£40k was more like it in my case.. 'luckily' this was in England so there's an easy way to tell the buyer to fork off after 6+months of being messed aroud by their crap and cheerful online Manc based 'legal' team
Can we talk about how Free or CHEAP Legals leads to sales falling through which actually costs MORE 🙃 PM Property Lawyers have to be the worst solicitors we have dealt with on the other end of a transaction. As property traders speed is key to getting transactions done which allows us to give vendors discounts to market value. When you have a "factory" solicitors who don't respond to their clients or agents sales progressors and keep giving the excuse that the fee earner is on holiday 51 days of the year and the 1 week they are working they don't answer the phone! Well you know what I mean because it's as good as them being on holiday for 52 weeks of the year and not responding anyway. We always tell our buyers that we're more than willing to cover their legal costs if they go with one of solicitors we reccomend as we know they're competent and are very responsive which is all that a buyer wants. Have you had bad experiences with solicitors? Something needs to drastically change as this sector is out dated and needs a revamp, including legal firms charging more money for better service which I think should happen proportionally to the transaction value!
