    We are thrilled to share the journey and transformation, so far, at Horizon 29. In 2012, St Francis Group and ALMCOR formed a new joint venture and took the bold step of acquiring Horizon 29, a former Coalite manufacturing plant and a highly contaminated and complex brownfield site. The site was expertly remediated by DSM Demolition who worked meticulously under the guidance of the Environment Agency and the Local Authority.   Fast forward to Q4 2021, when a significant milestone was achieved, as a large portion of Horizon 29 was sold to Bentall Green Oak & Equation Properties, who began construction in Q3 2022 of new warehouse and logistics buildings, driving forward the site's transformation and regeneration. Simultaneously, the Joint Venture committed to deliver new offices and a state-of-the-art warehouse for Peak Pharmacy, and in Q2 2022 construction began.  By Q2 2023, these facilities were completed, marking another significant achievement for Horizon 29. Further enabling works have been instrumental in this journey, including a S278 Agreement with Derbyshire County Council, a S104 Agreement with Yorkshire Water, and comprehensive improvements to the local utilities network. These efforts have ensured that Horizon 29 is not only ready for today but is well prepared for the future. Phase 1 at Horizon 29 is already above 50% occupancy and stands as a beacon of what can be accomplished through vision, partnership, and perseverance, and there are more exciting opportunities to be a part of. For occupiers seeking either land or a build to suit opportunity, we have over 12 acres coming forward on Plot 4c. Marketing of this exciting opportunity will commence in Q3 2024.     ALMCOR and JV partner Cerberus Capital Management are pleased to announce a new investment to grow our European Industrial Outdoor Storage (EIOS) platform. The JV has deployed £20m on a 30-acre multi-let industrial and open storage site at Bridgwater, South West England. The asset offers low site coverage, a strong income base, and multiple asset management angles underpinned by excellent transport links to the M5.   This deal builds on recent platform acquisitions including Leyland Business Park in Preston, a 48-acre multi-let industrial and open storage site, and Melton Commercial Park in Melton Mowbray, a 90-acre multi-let commercial estate.   Peter McCluskey, Head of Active Value at ALMCOR, said: “The Bridgwater asset is another good example of our ambitions for the platform. The site has a strong tenant base, great transport links, and offers opportunities for a transformative development programme to repurpose the estate into an institutional IOS asset. We continue to develop our diverse, income-producing portfolio and are actively looking for more investment opportunities across the UK and Europe.”   Operating across Active Value and Strategic Land strategies, ALMCOR aims to identify opportunistic real estate investments driving exceptional capital returns through innovative asset management.     This month, we welcomed the Mayor of Thurrock, Councillor Sue Little, to Thames Enterprise Park to help us mark the start of another phase of deconstruction work at the former Coryton Oil Refinery.   We were able to introduce the Mayor to the teams on-site and to give her a first-hand look at the site clearance work taking place.   Despite the grey clouds, we had a great time celebrating a key milestone in this important brownfield regeneration scheme which will introduce 5,500 new jobs and generate £350 million per year for the local economy. #Thurrock #ThamesEstuary #brownfield #regeneration #decarbonisation

    The redevelopment of the former Coryton Refinery into Thames Enterprise Park is progressing with another 34 previously used oil storage tanks now being taken down as part of the site clearance and preparation work required for development. These latest works, being carried out by our specialist contractor DSM Demolition Limited, are part of a programme to clear the site by decommissioning and removing the above-ground structures.  The tanks are being cleaned and emptied, and the metal recycled and repurposed for future use. The deconstruction of the old oil tank storage facilities represents a key step in the progression of Thames Enterprise Park, an important brownfield regeneration scheme which will introduce 5,500 new jobs and generate £350 million per year for the local economy. #Thurrock #regeneration #brownfield #ThamesEstuary #decarbonisation

    Excellent to complete this transaction with an excellent team, Peter Cooper-Parry Christopher Brogan Savills UK National Investment – a great result all round. Our strategy in action! 

    The UK Portfolio Investment team advised Almcor on the off-market sale of Twinwoods Business Park in Bedford. The park, a former aviation testing and MoD facility totalling approximately 165 acres, is let to over 20 tenants including the Secretary of State, Red Bull Racing and numerous industrial and engineering businesses. There is also significant vacant land that the new owner will be looking to develop. The property was acquired by Pigeon for £21m, reflecting a net initial yield of c.5.00%.
