  • “At times like these, I like to return to basics - the definition of impact. Everything we do causes a change in people’s wellbeing or the condition of the natural environment. That is impact. So really we’re all in the business of impact. And we should try to understand this impact, not only because our decisions have consequences, but also because - as we have learned at Bridges - this information helps us identify risks and uncover long-term opportunities.” This was one of the contributions by Bridges’ Olivia Prentice at the CapLink Group European Private Capital Summit yesterday. 📣 The panel discussed the global backlash to ESG, and talked about how sustainability and impact information gives us critical commercial insights, making us better investors and business owners.   • We’re delighted to be supporting this great new research project by Conscious Coliving on how co-living can benefit residents and the broader community 🙌 Last year, Bridges and our partner HUB received planning permission for the first ever co-living development in the City of London – a transformation of an under-occupied office building on the edge of the Barbican Estate. We think co-living can be a more sustainable solution to the housing crisis facing many big cities: retrofitting inefficient old buildings means less embodied carbon than new-builds, while the focus on shared spaces and shared resources can reduce operational carbon too. The Conscious team are only part-way through their #whycoliving project, but what has really caught our eye so far is the potential impact of these developments in combating social isolation – which can lead to better mental and physical wellbeing. For instance, 76% of the co-living residents they surveyed said they didn’t feel lonely (vs. the EU average of 53%), while 70% said that people in their co-living community played an important role in their social lives.     As part of our #whycoliving campaign with industry leaders in the UK co-living sector, we have been conducting research on the benefits and potentials of shared living. 🤓 Following up on our site visit to Folk Florence Dock last week, we have just published a research-backed article that shares evidence for why co-living is a catalyst for urban regeneration. 👀 The article found that co-living can help to deliver social regeneration of local areas by: ☕ Providing spaces, resources and events which are available to the local communities they are located in, 🌆 Contributing to affordable housing provision through affordable homes, discount market rent homes, or cash-in-lieu contributions to the local authority,  👷🏼♀️ Attracting urban professionals and key workers who may choose to stay in the area longer term and creating good quality local jobs. Co-living can enhance social connection and resident wellbeing, which contributes to healthy and happy neighbourhoods. It does this through: 🎉 Regular events which include engagement with local neighbourhoods, volunteering opportunities, and a range of activities to suit different interests and needs, 👩🏾❤️👨🏼 Design which facilitates social interaction through inviting and varied communal areas and the creation of natural “collision” points and opportunities for interaction, ❗ The practices of resident-facing staff, including encouraging residents to socialise, and taking time and care to look after resident wellbeing and safety. The article argues that co-living has a strong potential to achieve high levels of social impact, and should be a standard component of a healthy housing mix in urban areas.     🌱 Investing in Low Carbon Industrial Buildings 🏢 Buildings contribute to around 40% of the UK’s carbon footprint, decarbonisation is therefore essential to reaching the UK’s net-zero targets. The EAPF is committed to achieving our own net zero target by 2045 so investing in low carbon buildings is a key priority for us. A great example of this is our investment, through Bridges Fund Management Ltd., in a low-carbon delivery warehouse in Havant. Bridges Fund Management acquired the vacant brownfield site in 2020, alongside joint venture partner Kingsbridge Estates; construction was completed in 2023. Key achievements ⭐ 💷 Job Creation Once fully staffed, the facility will support an estimated 900 jobs in the Leigh Park area of Havant. ♻️Sustainability ▫️ 100% of waste concrete and bricks was reused, cutting the building’s carbon footprint by 50% compared to typical new buildings. ▫️ Charging infrastructure for over 850 electric vehicles ▫️ The development includes sustainable features including rooftop solar photovoltaics, intelligent energy-efficient lighting and on-site heat pumps 🏆 Recognition The scheme has been recognised by the industry, having won the prestigious Best Investment Transaction award at the 2023 Industrial Agents Society (IAS) awards.
