📊 Central London Office Market Update – Q3 2024 📊 Our latest quarterly report reveals strong momentum in central London's office market: Office take-up: Totalled 3.2 million sq ft in Q3 2024 – that’s 26% above the 10-year average! Supply & vacancy rates: The central London vacancy rate declined from 7.1% in Q2 to 6.9% in Q3, signalling a tightening market. Lower supply levels led to rental growth in several key areas, including City Core, Bloomsbury, and Chancery Lane. Investment activity: Although investment volumes saw an 11.8% drop from Q2 to £564.85 million, we observed a dip in prime yields in the City Core, now at 5.25%. 📊 Market Update: Office Leasing Trends for Q3 📊 Our latest quarterly report reveals that office take-up across the Big Nine cities reached 2.18 million sq ft in Q3—just 4% below the 10-year average. Highlights include: Prime rent growth: Bristol, Cardiff, and Leeds saw increases in prime rents this quarter, raising the Big Nine average growth to 6.48%. Investment surge: Investment volumes more than doubled from Q2 to reach £368 million, with Manchester leading the way at 37% of total transactions. Prime yields: Yields decreased from the previous quarter, now standing at 7.11%. These indicators show resilience and continued investor confidence across key UK markets. Last week, both the Bank of England and the US Federal Reserve cut their policy interest rates by 25 basis points, signaling a potential downward trend in interest rates over the next two years. A brilliant write up on this amazing project - which is the culmination of 12 years of hard work by the project team, including three planning permissions and five years on site. But in reality, the realisation of this project was so much longer than this, with numerous previous developers having been unable to make this happen until Landsec came along, as a result of the site's many constraints. The City's efforts in bringing stakeholders together should also not be underestimated - a huge collective effort. While it may feel like last week's budget is paling into insignificance in the context of global political events, there's plenty that needs unpacking on what the Labour's drive for growth means for commercial property, and expect we'll talk a bit about what it means for London too.

I’m delighted to be representing Avison Young │ UK as part of the Liverpool-Manchester Railway Partnership Board, where I’ll be supporting the development and delivery of Northern Powerhouse Rail. It’s difficult to understate the importance of this project for the UK’s growth. This is an exciting opportunity to be at the heart of developing a place-based, bottom-up approach to building a strong case that maximises economic growth and connectivity between the Liverpool City Region and Greater Manchester. Working with other business leaders and industry specialists from across the north, I look forward to helping regional leaders on the Liverpool-Manchester Railway Board build the business case for the most ambitious new railway line possible.
