Updates

  • We are pleased to confirm the sale of a highly important strategic block of 21 acres of development land adjacent to the West Gate of Immingham Dock to Associated British Ports. The greenfield land has frontage to Humber Road and Rosper Road and will be an important extension to the Immingham Dock Estate. The land was allocated in the North Lincolnshire Local Plan for estuarial development and following extensive planning negotiations, particularly in relation to the recently introduced requirements to satisfy biodiversity net gain, planning permission should be granted in the near future. The land has direct access from the A160 which links directly to the A180 dual carriageway and Immingham Docks. Our Director Andrew Clark represented the sellers. Thanks to Paul Durrant and Greg Lacey at Associated British Ports and their Planning Advisers Montague Evans, together with our client’s Solicitors Fox Williams for bringing the sale to a satisfactory conclusion.

  • 29.5 Acre Land Sale - Brigg, North Lincolnshire We are delighted to confirm that following the grant of planning permission, Phase 1 of a major development on the east side of the market town of Brigg will now proceed with the sale of the first phase of 29.5 acres to Bellway Homes. The land was partly owned by our clients who have farmed the land for many years with the remaining part being owned by another local farming family. Andrew Clark led the negotiations for our client which were lengthy and complex with substantial infrastructure costs and additional foundations costs and Bellway were able to agree minimal Section 106 contributions with North Lincolnshire Council as a result of these costs. Phase 2 of the development is currently under offer to Gleeson Homes and we expect this to complete by the end of the year. This is a further area of 10.85 acres and will be accessed off Grammar School Road until such time as the link road from Wrawby Road connects through to Grammar School Road. Thanks due to Kirsty Barsby at Andrew Jackson Solicitors LLP for steering the legals through to completion.

  • We hope Simon Weightman and Helen Weightman are enjoying the visit. Good to see that summer has finally arrived!

A great morning at the #CPNCityVisit with a tour of Cambridge’s science and tech parks courtesy of Michael Jones, the scale of which has made CPN members from other parts of the country very jealous not to have a sector like this on their doorsteps! Before lunch we had a tour and talk of #GrantaPark from William Clarke from BioMed Realty. Thanks to the Cheffins team who are clearly instrumental in supporting this important development sector in #Cambridge. Just one key fact from the day, so far there have been 24 unicorns which have risen from Cambridge startups, that’s an impressive record and it’s clearly set to continue to grow judging from what we have seen today.

  • Our Director, Andrew Clark, receives a significant number of Arbitration and Independent Expert appointments and is generally appointed either by the President of the RICS or the parties by agreement.   Whereas historically the majority of these cases were rent review disputes, an increasing number are now related to lease renewals where the rent is not agreed but the other terms of the lease are, and also overage and land value disputes.   These can on occasions require advice to be obtained from a Barrister on disputes as to the interpretation of clauses within either the lease or the overage agreement.   A recent case involving a large development site on the M1 was eventually settled by agreement and the respective parties were highly complimentary of Mr Clark.   Lawyers for the landowner   “Thank you, Mr Clark for your professional approach to this matter”.   A Director of the developer   “Thank you for the manner in which the Arbitration was managed” If you are involved in a property valuation dispute where an Arbitrator of Expert may be required please contact the office property@clarkweightman.co.uk for a copy of Andrew's CV.

  • 📢 NEWS FLASH The Valuation Office Agency (VOA) is aware of false claims that the deadline for appeals to the 2023 rating lists (the current Rating List) is 30 June. This is not true. You should be wary of anyone making this claim. You are generally able to challenge your property valuation on the 2023 list at any time until March 2026. You should be cautious of any agent who: ·       tries to pressure you to make a decision or sign a contract ·       makes claims about ‘unclaimed credits’ or similar ·       says they are acting on behalf of the VOA ·       demands large sums of money up front At Clark Weightman we do not play this game and advise Clients early on whether we believe a Challenge/Appeal is likely to be successful. Please call us on 01482 645522 for initial advice and speak to our expert Simon Weightman

CPN Hold Regional Northern Powerhouse Meeting in the Durham Dales Northern members of the Commercial Property Network gathered together for an afternoon visit as guests of the Raby Estate, touring the newly opened visitor attraction at Raby Castle - “The Rising”, which includes a new restaurant, events spaces, remodelled walled gardens and retail space, all adding to the existing Deer Park, Plotters' Forest and the castle itself.
