CODA Architecture is the architectural division of CODA Studios, a multi-disciplinary design practice working with our nationally based clients across the UK. Since starting in 2004, we have helped our clients to build places for people to live, work and play across the UK. We are proud of the projects we have led, the places we have designed, the homes we have created for people from all walks of life. We listen to our clients. We seek to understand their ambitions and work hard to ensure that the schemes complement the context and adhere to the financial parameters. We are proud to have created buildings that create memories for the occupants and stand the test of time.

  • We’re delighted to be working on a transformative project that will bring 84 much-needed homes to the site of the former magistrates’ court on Washway Road, Sale (Cheshire). This joint venture between Trafford Borough Council and PIC Homes includes: ✨ 38 apartments across two buildings ✨ 40 townhouses ✨ 6 semi-detached homes, with 21 affordable homes Working alongside Euan Kellie Property Solutions, we’ve submitted updated plans to Trafford Council to refine a previously approved scheme. These updates ensure compliance with modern fire regulations and improve energy efficiency across the development. The project aligns with Trafford Council’s vision to build more housing on brownfield sites, with 25% affordable housing—a step towards addressing the national housing shortage. Working with our client, we transformed Peel House in Sheffield city centre from an outdated office building into The Fitzgerald, a vibrant residential development with 102 new apartments.   • We’re delighted to share that our design for a new build-to-rent residential community in Sheffield city centre has received planning approval! 🎉 This fantastic project, developed by The Parklane Group, will revitalise a site on Nursery Street, right by the River Don and just a 15-minute walk from Sheffield Midland Station. It will bring 100 new homes to the area, with a mix of studios, 1-, and 2-bedroom apartments tailored for today’s modern city living. Future residents can look forward to: 🏠 Beautifully designed interiors 🏋️♀️ A fully equipped gym ☕️ Barista bar, co-working areas, and private meeting spaces 🍲 A private dining room for gatherings 🎤 A podcasting studio 🌳 An outdoor garden terrace with lovely views over the river and city Our design for this 7-10 storey building draws on Sheffield’s architectural heritage, with red brick and traditional stone banding to give it an authentic local character. We’ve collaborated closely with Sheffield City Council, our partners at Urbana, Eastwood Consulting Engineers, and JCP Consulting Engineers, along with Haaris Ahmed, Yaseen Mohammed, and John Mackie to bring this vision to life. As the Wicker Riverside area continues to grow, this development is set to play a key role in Sheffield’s ongoing northern city centre regeneration, adding to the vibrancy of nearby Kelham Island, Neepsend, and West Bar.   • 🚧 Construction Update: Exciting progress is being made at Olive Lane, the new mixed-use hub for the Waverley community, brought to life by Harworth Group plc. The CODA team had the pleasure of touring the site yesterday, guided by our partners at Lindum Group, the project's contractors. Olive Lane will soon feature new convenience retail, cafés, restaurants, and a new medical centre, all designed to serve the local community. At the heart of the development is a pedestrianised high street, seamlessly connecting Waverley’s residential area to the Advanced Manufacturing Park. Seeing this vision come together on site is always the most rewarding part of our work, as years of planning and collaboration are finally realised.   • We love this aerial photo from Lindum Group showing construction progress on Olive Lane, the new mixed-use heart of the Waverley community by Harworth Group plc. This site will soon host new convenience retail, cafés, and restaurants, as well as a new medical centre. All centred around a new pedestrianised high street that connects the Waverley residential neighbourhood with the Advanced Manufacturing Park. On the right-hand side, the houses are flying up at Waverley Central, a new development of 96 homes we have designed and are delivering on behalf of Sky-House Co. The aerial photo really does capture the vibrant semi-rural community character of the Waverley neighbourhood.
