⭐ DHA Planning Group Reminder - Planning Application Fee Changes ⭐ Changes to planning application fees take effect from 1 APRIL 2025. These changes stem from the #NPPF consultation held last year, which proposed updates to application fees. The Planning Portal have published a 'forthcoming' version of their fee schedule and have confirmed the following: * If an application is in ‘draft’ status - The Portal will reset any draft fee calculations to ensure that applications are submitted with the correct fees; * If an application is in ‘payment pending’ status - If an application is already complete and has begun the ‘pay and submit’ process, then payment will need to be received and cleared by the Portal before 17:00 on 31 March 2025. Otherwise, the payment process will be cancelled, the fee calculation reset, and the application returned to ‘draft’ status. * If an application is in ‘submitted’ or ‘received’ status - If they have not done so already, the relevant LPA will review the application once it is in their system, and then confirm if any additional fee is due as part of their validation checks. We are delighted to announce that Wealden District Council’s Planning Committee South unanimously voted with officer’s recommendation to approve the Reserved Matters application for 700 #newhomes at Mornings Mill Farm, in Willingdon this week. DHA’s Planning, Transport and Land teams led on the application on behalf of our client Tarn Homes, alongside the architects Roberts Limbrick and engineers Adept Consulting Engineers Ltd, to develop a scheme which meets the client’s requirements and satisfies the Council’s expectations for the delivery of a quality, placemaking-led new community. The original outline application was controversial and was ultimately secured at appeal by DHA following two Public Inquiries. The task of taking forward the reserved matters, though the principle of development had been established, was always going to be a challenging one. As such, Tarn committed to a series of regular and frequent pre-application meetings and engagement with a very wide range of stakeholders. The reserved matters application was submitted in November and secured within 4 months. This positive outcome would not have been possible without the tenacity and hard work of the planning officers. They challenged the team and the applicant throughout the process, but co-operation on both sides has led the scheme to evolve into a very high-quality one securing unanimous approval at planning committee. DHA Planning Group is delighted with its success at Ashford Borough Council's #PlanningCommittee, securing a resolution to grant #planningpermission for 20 new homes in #Wittersham. The site, identified by #DHALand's Team, working alongside our land owner client, carefully selected a development partner to help bring forward this sensitive development. Through a close working relationship with both Officers from the Council and #WittershamParishCouncil, the project team developed a sensitively designed landscape-led scheme in the #NationalLandscape for 8 #affordabledwellings, 10 private houses, including 4 downsizer units and 2 self-build plots. The project will provide much need new homes for the local community of Wittersham, and DHA is extremely proud to have played a pivotal role in the planning process for this scheme. Following DHA Planning Group’s #GreenBelt hat trick last week, another Green Belt #Appeal has been allowed by the Planning Inspectorate and permission granted for the demolition of an existing dwelling and detached outbuildings and the erection of a replacement two storey home at #Weald, #Sevenoaks. Whilst it was agreed that the new home will be more visible than the existing building, the #PlanningInspector found that with the siting of the new home on the footprint of the existing dwelling, the proposal would not materially harm the #openness of the Green Belt. Interestingly the Inspector also said that in terms of #visualimpact on the landscape, whilst the new house will be glimpsed from public vantage points, ‘visibility is not analogous to harm’. DHA Planning Group is pleased to have secured #planningpermission and #ScheduledMonumentConsent for the construction of a new country house, two 'gatekeeper' cottages, historic landscape restoration and the repair and restoration of the upstanding remains of the former Leeds Abbey (Kent), including the Dovecote and Slype. #AbbeyFarm (Lower Street, Leeds) is a historical site of national significance, formerly a #medievalabbey, then a grand baroque mansion house, followed by a period of agricultural occupancy before it was abandoned. The site has since fallen into disrepair and is listed in the ‘critical need’ category on Historic England’s 'Heritage at Risk Register'. Following an investigative approach over several years, and working closely with #HistoricEngland, a sensitive and evidence-based scheme for the site was developed. The development will provide a new residence for our client, who will become custodian of the #ScheduledMonument, which includes restoration works to the last upstanding elements of the Monument (Slype and Dovecote) and restoration of the historic landscape setting including #LancelotCapabilityBrown elements. #DHA would like to thank the project team for all their help with this exciting project, including: Ben Pentreath Ltd, #KimWilkie (Landscape), Nick Worlledge, Alistair Robertson (RPS) and Clague Architects.
