  • Today is International Women's Day. At Farmwood, everyone plays their part, and today is about celebrating those who keep everything running smoothly. The engineers may be out on the tools, but it's our team of women (and a few men) in the office who make sure they have what they need to get the job done. From managing projects and handling compliance to keeping customers looked after and everything in order, the office team is the backbone of the business. Now, before I say anything further, James Kane has seen the photo and categorically stated it shouldn't be installed like that, so please don't think this is acceptable. I have no idea who installed it, but there it is. I do know the Housing Association were totally unaware of the issue. And for those eagle eyed viewers, yes, that is plastic soil pipe! What wasn't clear, is the plastic pipework is part of a full communal ducted system, discharging to the roof. This setup is a big no no! "what about the fire compartmentation" you say? Don't worry, they have 45 year old intumescent inserts sitting loose inside the ducting. Totally non compliant! That's why we've been called in. The mix of Nuaire, Airflow Developments Ltd, EnviroVent and Hongfoo vans throughout the development will be removed. The communal system decommissioned. New kitchen and bathroom fans fitted and individually ducted outside. MVHR is also a consideration, if budgets allow. Addressing the ventilation and fire compartmentation issues. It's taken a few surveys to get to the bottom of this one, and I'm so happy we did. #survey #ventilation #competence #firesafety

    Mould and damp are not just an eye sore, they represent a significant national crisis affecting the UK. Currently, hundreds of thousands of homes are battling with damp, impacting millions of individuals who are exposed to toxic air night after night. This leads to respiratory issues, kids coughing, their parents wheezing and unfortunately lives being cut short. Let's not pretend this affects everyone the same. It doesn't. It disproportionately affects the poorest and most vulnerable, this disparity is not a matter of chance but a reflection of ingrained inequality within the housing infrastructure. Indoor environmental quality encompasses the air we breathe, the warmth we experience, and the moisture levels within our homes. When these factors are bad, the consequences can be deadly. Poor indoor conditions exacerbate health issues like asthma, COPD, and childhood breathing problems, costing the NHS over £1.4 billion annually. Beyond health, this is also a legal issue. Here's the truth, we have laws, we have standards and we have the Building Safety Act. But if no one is going to enforce them, what's the point? BESA has long been associated with competence, compliance, and accountability. However, there is a pressing need to integrate indoor environmental quality into EPC ratings, demand stronger ventilation standards across all buildings, and enforce existing laws to ensure no one is left behind. This isn't about ticking boxes, it's about people. It's about making sure where you live doesn't decide how long you live. The data is clear, the consequences are deadly, and the solution is within reach. Immediate action is required to manage and rectify the problem. By doing so, not only are buildings improved, but lives are also saved.

    O F S T E D _ W O N T _ G R A D E _ T H I S ! School air quality. Look at the state of this primary school ventilation unit. It has NEVER been serviced since it was installed many, many years ago. Would you be happy dropping your children off in a classroom ventilated by this? Even switched off, there’s still a risk. Natural air movement can pull air through the mouldy unit, contaminating the classroom with every breath taken by children and staff. We’re recommending air sampling in the affected rooms ASAP. Most schools rely on natural ventilation, but where mechanical ventilation is installed, it must be properly maintained. Can they really afford not to?     W H Y _ D O E S _ I T _ T A K E _ A _ T R A G E D Y ? Awaabs Law. It's finally becoming a reality. From October, social landlords will be forced to investigate and fix damp and mould within set timeframes, with all emergency repairs required to be completed within 24 hours. By 2027, the law will extend to cover a full range of housing hazards. This is an important step but it should never have taken the tragic death of a two-year-old child to make it happen. The reality is, many of us have been shouting about these issues for years. The government should have listened sooner because so many good people across the sector have been working tirelessly to drive positive change. At Farmwood, we have spent 23 years tackling poor ventilation and indoor air quality, working with councils, housing associations, and industry groups to push for safer homes. We have chaired Indoor Air Quality groups with BESA, developed four practical guides to help tackle IAQ and mould issues at their root and joined APPG's. We have seen first-hand how dangerous homes affect people’s health, education, and ability to thrive. The impact of Awaab’s Law will be huge, but only if we genuinely collaborate. Healthy homes are about more than just compliance. They improve educational outcomes, boost business productivity, strengthen the economy, and, most importantly, save the NHS billions. With our recent membership in the Healthy Homes Hub, we are doubling down on our commitment to supporting landlords, councils, and housing associations. But we cannot do this alone. The scale of work ahead is massive, and if we want to deliver real change, we need to share knowledge, optimise processes, and work together. We are here to help, to support, and to drive the change that has been needed for far too long. Let’s not wait for another tragedy before we act. Let’s get it right, now.
