Harworth Group plc is one of the leading land and property regeneration companies in the UK, owning and managing approximately 14,000 acres on around 100 sites in the North of England and the Midlands. We create sustainable places where people want to live and work, delivering thousands of new jobs and homes in the regions. Our flagship sites, such as Waverley in Rotherham and Logistics North in Bolton, are of national economic significance and are at the forefront of regeneration in the UK. We have a number of established business parks, agricultural estates and power generation schemes that surround our active development sites. Our focus is on creating further value with many sites being progressed through the planning system. Our expert in-house team work with partners to deliver innovative regeneration solutions. We've also got a diverse range of development sites ideally positioned for mixed use developments of residential and commercial use and emerging environmental technologies including low carbon energy projects. We work closely with communities, local authorities, developers and other professionals to further the renewal and regeneration of our land to meet environmental, economic and social aspirations.   • Harworth Full Year Results Announcement: Operational outperformance, strong returns and continued EPRA NDV growth Today is the day that we announce our Full Year Results for the year ended 31 December 2024.  Lynda Shillaw, Chief Executive of Harworth, commented: “Harworth delivered record revenue and land sales in 2024, generating significant value gains, with EPRA NDV up 8.5% year on year. Our strong total accounting return of 9.1% is yet again among the best in the sector and the result of management actions, consistent with our focus on driving value as we continue to progress our sites through development. This included two landmark land sales to Microsoft for a hyperscale data centre and Frasers Group for their global headquarters, alongside record residential plot sales. Our performance continues to demonstrate the resilience of our through-the-cycle business model and highlights our ability to capitalise on emerging sectors, such as data centres, to accelerate our sites. The last four years of investment in strengthening our business to enable growth is bearing fruit and the business is performing across the board. “While we remain cautious in light of the current macro-economic backdrop, our financial flexibility and careful capital allocation, and alignment to structurally undersupplied sectors fundamental to the UK’s growth, mean we are well placed to navigate uncertainty. “Our consented pipeline and land bank and our ability to deliver at scale are significant strengths against a backdrop of site scarcity in our regions, and a planning system that remains sluggish as the reforms introduced by the government bed in. With a significant number of our sites coming on line for development, we are well positioned to continue to deliver strong returns, creating long-term value for our investors as we recycle capital to unlock the material underlying value of our land bank and increase the development of modern Grade A Industrial & Logistics assets.   • 🌳 Community Tree Planting in Northumberland 🌳   Alex Standerwick MRICS FAAV, our Natural Capital Manager, spent two sunny days in Northumberland hosting community tree planting events as part of Harworth’s latest land regeneration project at Highthorn Woodland Planting.   This initiative wasn’t just about planting trees - it was about bringing people together, regardless of age or background, to foster a sense of collaboration and community. The event gave participants a real sense of ownership over the woodland, and we hope it will inspire them to become long-term custodians of these trees, watching them grow and thrive for years to come.   We were thrilled to welcome three local primary schools to join in! It was a fantastic opportunity for children to gain hands-on experience and understand how trees contribute to clean air, biodiversity and climate regulation. Engaging the younger generation today means we’re planting the seeds for a future where environmental stewardship is a core value.   Huge thanks to Kids Plant Trees and Savills Forestry for their support in making this event a success. It was heartwarming to see so many people, young and old, come together to create a community asset that will continue to grow and benefit the local area for generations.   Together, we planted over 500 trees. 🌱   The wider planting scheme is ongoing and should be completed by Spring. Once finished, the site will open to the public with designated walking routes throughout the woodland.   Northumberland Forest said; “The Great Northumberland Forest is an initiative to increase tree cover across Northumberland ranging from individual trees through to larger woodland creation schemes.   • We were delighted to host our first Planning Thought Leadership event in South Yorkshire last week. It’s an exciting time for the planning sector, with the Planning and Infrastructure Bill announcement yesterday and the Devolution Bill expected to follow soon. This event brought together industry experts for insightful discussions and valuable networking opportunities. We kicked off the event with a panel discussion, chaired by Joanne Neville, Regional Head of Planning, Yorkshire and Central, featuring: • Richard Sagar, Partner at Walker Morris Solicitors • Hannah Richardson, Director at Spawforths • Ryan Shepherd, Senior Development Manager, South Yorkshire Mayoral Combined Authority • Alastair Curran, Head of Planning and Place (Chief Planning Officer) at Bassetlaw District Council They shared their perspectives and key insights ahead of the recent Planning and Infrastructure Bill announcement. The morning session also covered how Harworth is addressing the growing need to understand the environmental impact of our developments, particularly in relation to emissions. Rob Haslam, Regional Head of Planning (North West) and Owen Roper, Harworth’s Sustainability Analytics Manager, led the session, detailing the processes we follow to capture and report this extensive data. The final session featured speakers Adrian Spawforth, Managing Director at Spawforths, Richard Walshaw, Director at Nineteen47, and James Fairweather, Director at Pegasus Group. Alongside Stuart Ashton, Group Head of Planning at Harworth - they provided an in-depth look at the entire masterplan process, from concept to the delivery challenges.   • Lynda Shillaw was delighted to be a panellist at the International Women’s Day 2025 Real Estate Balance thought-provoking event, in partnership with DAC Beachcroft, last night (Thursday 6th March) in Manchester.   Although we’ve made great strides, true inclusivity in the real estate sector still requires ongoing effort, collaboration, and fresh ideas. At this event, Lynda joined an inspiring group of panellists and attendees to discuss practical ways to advance gender equality, empower women, and create more inclusive spaces across all roles in the industry.   The conversation focused on how we can overcome challenges, build diverse talent pipelines, and create workplaces that truly support everyone.   Real Estate Balance is the real estate industry member body campaigning for equity, diversity and inclusion.
