New government statistics reveal a mixed picture for housing supply in England. Between July and September 2024, housing completions rose 14% quarter-on-quarter to 43,026, which is a positive step for the sector. However, year-on-year figures show long-term declines, with housing starts dropping by 54% over the last 12 months. Private developers remain the largest contributors, accounting for over 75% of completions, while housing associations and local authorities continue to support vital initiatives. Despite challenges, net additional dwellings reached 232,477 for the 2023-24 financial year. From 1st April 2025, planning application fees in England will see substantial increases under new regulations designed to address a significant £362 million funding shortfall for local authority planning departments. 🔑 Key changes to note: Householder applications: Fees rising by 105% to £528. Applications for two or more homes: Fees increasing from £509 to £1,043. Prior approvals: Fees for building operations doubling from £258 to £516. Section 73 applications: A new tiered system introduces fees from £86 (householders) to £2,000 (major developments). Biodiversity net gain plans: Fees doubling to £298. Today's planning application statistics reveal a challenge for major planning applications: only 20% were decided within statutory timelines over the past six months. However, 92% of applications with Planning Performance Agreements (PPAs) were decided on time.
