🔔 New deal alert! 🔔 Our flagship Impact Fund has made a further purchase, acquiring St George’s Retail Park in #Leicester. We have extensive plans to upgrade the asset – which comprises 193,000 sq ft across 16 units – through a programme of active asset management to #decarbonise the estate, significantly improve its EPC's from D-B to A ratings, electrify units to reduce carbon emissions, install extensive solar PV panels and increase EV charging provisions on site. We will also target significant #biodiversity net gains, and partner with local institutions to provide green construction skills internships and apprenticeships. Our Impact Partnership targets value-add real estate investment opportunities with the potential to generate a measurable social and environmental impact, via the decarbonisation of buildings, investing in local communities, and improving the health and wellbeing of building users and the local population. This transaction follows the recent acquisition of two multi-let South-East industrial estates. We intend to make St George’s Retail Park a best-in-class retail park, all the while generating significant value for our investors. Marking our latest #ResponsibleInvestment milestone, we have been appointed as Impact Real Estate manager for the ACCESS Pool - a collaboration of Central, Eastern and Southern Shires composed of 11 LGPS Administering Authorities, with assets totalling c. £45bn on behalf of participating pension funds. With ACCESS providing a £100 million commitment, we will utilise our strong track record in executing investment programmes to target the delivery of attractive financial returns within a formal Impact investment framework focused on the decarbonisation of buildings to deliver attractive ESG led outcomes based on measurable targets. This significant commitment adds a second LPGS Pool to our stable of institutional clients, following on from the launch of the Orchard Street Social and Environmental Impact Fund with cornerstone investment from the Brunel Pension Partnership, and we look forward to working closely with the ACCESS team to create a market leading impact strategy in direct real estate. We are excited to announce that we’ve been shortlisted by Property Week's ESG Edge Awards for the Outstanding Carbon Reduction Initiative category. This recognition reflects our ambitious solar PV programme, which has already seen the installation of 2.47 MW of onsite solar capacity. Our efforts are projected to save over 480 tonnes of carbon annually, delivering zero-carbon electricity to 50 occupiers.
