    In response to the King’s speech yesterday at the State Opening of Parliament, the Structural Timber Association (STA) is calling on the new Labour Government to recognise that delivering its manifesto pledge of building 1.5 million homes will require a significant change in focus and a rapid shift towards more sustainable building technologies, primarily offsite timber frame.     Thanks for posting Ruth. The numbers do not lie. As you say, too many form views of this market based on Grand Designs that serves to both inspire and scare in equal measure. Look into this a bit more and the reasons for the strong credit performance become more clear. The customers' commitment to the building of the home. The fact that home is likely to be a scare commodity - a high quality, modern, beautiful, energy efficient home. The ability to flex the build to accommodate challenges. The lack of the need to pay the developers margin - including a new build premium. Furthermore this exemption derived from the European new build experience where around 40% of homes are delivered through this route, and where there data shows similarly strong performance even as quantity increases. Building Societies with their more flexible systems are critical to supporting and growing customer choice in new homes, and this exemption is essential to allow that to happen. The recent Competitions and Markets Authority look at housebuilding concluded "Overall, the housebuilding market is not delivering well for consumers and has consistently failed to do so over successive decades." It noted that •The volume of houses delivered is too low •The profits of large housebuilders is too high •The quality and innovation is too low It noted "one way of addressing this would be to encourage non-speculative housebuilding models including self- or custom-build homes." It is vital the existing weighting approach is maintained, the evidence supports that this should be the case, and the benefits of more custom and self build are clear (adding to quality, quantity and competition). The relatively small size of our self commissioned homes market is the greatest single difference between us and every other developed nation with regards new homes delivery - and we are all paying the price for this. #nacsba #selfbuild #custombuild #bsa #buildingsocieties #mortgages #cma

    Basel 3.1: Self-build mortgages 💡 I’ve learnt a lot about self-build mortgages recently. Here’s a summary. Let me know your thoughts. 🏠 ✅ Loss rates for self-build are often zero or close to zero (BSA data shows they are consistently well below loss rates for qualifying retail owner-occupied) 🏠 Self-build margins are higher to reflect the complexity (and specialist human expertise) of the underwriting process, not to reflect higher risk 🏠 Self-build is an important, yet often over-looked, contributor to the government’s strategy to increase housing supply. The self-build market is around 15,000 homes/year – this would rank alongside a top 5 developer 🌍✅ Self builds are more energy efficient with higher EPC ratings than other new builds 🏠 MIG/Build-out cover is in place to cover the risk of non-completion of the property but is rarely, if ever, invoked 🏠✅ There is a national discretion in the Basel text to permit self-build risk-weights to be aligned to qualifying retail owner-occupied. This is important because its therefore within the PRA’s gift to shift its approach to self-build and still comply with the Basel framework.     **Calling North Yorkshire Landowners**   Last week, the North Yorkshire Council Executive Committee approved the proposed process to develop the new North Yorkshire Local Plan by 2028. A key part of this is determining the availability and suitability of development land across North Yorkshire to meet the needs for housing, economic development, and infrastructure.   To assess this, North Yorkshire Council have indicated that the ‘call for sites’ window for the new North Yorkshire Local Plan will open in March.   Land submitted during the ‘call for sites’ window will be considered by the Council to determine whether it may be allocated for development in the new plan.   The new North Yorkshire Plan presents a major opportunity for landowners as it will determine the policies, priorities and allocation of land that will meet the development needs identified across the county and govern development decisions for the next 20 years.   More details will be released in the coming weeks including confirmation of the date the call for sites window will open, and how long it will last (likely to be 6-8 weeks).     Builders, developers, self and custom build businesses and SME’s. We’re launching a new Self Build Partnership to improve the availability and accelerate the delivery of self and custom build plots within the area. This is to meet the demand on our self and custom build register as part of statutory duties to deliver plots. More plots will come to market in the coming years through our ‘percentage policy’ PSP42. This requires developers to sell at least 5% of plots on residential and mixed-use sites of 100 homes or more to self and custom builders. As well as access to sites with outline planning permission and secured through S106 agreements, the Self Build Partnership offers expert advice, marketing to our Self-Build Register and regular meetings to discuss best practice. These unique mortgages support borrowers who want to #SelfBuild their own home using off-site construction. Beattie Passive, SIP Build UK part of the SBUK Group and SIPS@Clays have joined our existing partners Agile Homes, HebHomes, NHOUSE COMMERCIAL LIMITED, R.HOUSE. Ecology was the first UK lender to introduce dedicated mortgages for off-site construction homes. Also called Modern Methods of Construction (MMC), modular sections of a property are made indoors in a factory and assembled on-site. #ModularConstruction has many benefits, building homes which are high quality and #EnergyEfficient. Construction has a lower carbon footprint, generally takes less time than a conventional building and creates less waste.
