We are delighted that the time is now right to launch another ASAP Working Group in line with our guiding pillars of People, Planet, Principles. We’ve made strong strides with Planet and Principles. The ASAP Green Team is sharing resources and information under the guidance of David Wright of Mansley Serviced Apartments, and soon to be releasing regular newsletters. The ASAP Policy Group gained a lot of traction during our work with the UK Government Consultations on the Short-let sector, and continues working in key circles on the next stages. Now we are looking to launch a Working Group focusing on People; as yet we haven't named the team, but we are seeking experienced and enthusiastic members who are People Managers, those in Human Resources, Trainers, Team Coordinators, anyone involved in Recruiting and Retention, to come together and share ideas, best practice and resources to the benefit of the whole ASAP Membership. Today is World Suicide Prevention Day. At last year's ASAP Conference we were inspired by Jonny Benjamin MBE ☮️ and Neil Laybourn who shared their inspirational story, Stranger on the Bridge, documenting Jonny’s journey with his own metal health and suicide attempt in 2008 and how a timely intervention by Neil on that day inspired Jonny years later to search for Neil. They discussed how becoming both close friends and working together to breakdown stigma around discussing mental health and suicide (among other topics related to these conditions) has impacted both men in very different ways, as well as their views on addressing these topics in today’s landscape, individually and collectively. Today of all days it is important to reach out to those around us - friends, family, colleagues. It costs nothing to ask if someone is okay.

The latest HVS Serviced Apartment survey of operators of all types across Europe reveals a landscape marked by what it calls 'robust performance, adept cost management, and a positive outlook' for our sector. The report shows that operational profitability is being driven by a surge in demand from the leisure market, which draws attention from investors - and interest from the traditional hotel sector, many of whose larger players are racing to ramp up their serviced apartment offerings. Data shows that while leisure stays tend to be shorter than corporate, business travel is now making a gradual return, which should fill the occupancy gap and bring back longer stays. The concept of 'bleisure' is still drawing guests to serviced apartments to extend their stay after working hours, perhaps joined by family; while remote working, co-living concepts, social spaces and clever design are all integral elements of serviced apartment living, and now target digital nomads as another growing market. In conclusion, HVS sees the serviced apartment sector as resilient, even in the face of economic and logistical challenges, and bolstered by investor confidence and a clear appetite for innovation. https://lnkd.in/eVciPcUc Many thanks to Clémence Sennavoine for sharing the insights.

There is some fascinating reading in ASAP Supplier Member Savills latest report - this one is Spotlight: European Serviced Apartments 2024. Among the highlights : - the average 2021-2023 annual RevPAR rates for the UK extended stay sector were 27.5% higher than for hotels; - Central London properties can achieve net operating profit margins of 45–55%, compared to 30–40% for hotels; - the sector recorded nearly €700 million in transactions in 2023, representing 4.7% of total hospitality volumes. Demand and operational performance are predicted to rise, thanks to increased consumer awareness, the rise of digital nomads, and the curb on Airbnb in some markets Europe-wide. Investment activity is also expected to pick up pace in 2025, supported by an increase in available stock and continued investor interest, while some of the major hotel brands such as Hilton and Marriott are looking to accelerate the roll-out of their own extended stay concepts, further legitimising the sector.
