We’re pleased to announce that our mass appraisal tool was the winner of the Excellence in Innovation (Valuation) category at the recent Institute of Revenues, Rating and Valuation (IRRV) awards 🎉 We are proud to see the hard work of the Chief Valuer Group and the analysts in our Information, Data and Analysis team recognised for their efforts in developing and implementing this innovative tool. Rob Dickinson, Michelle Jones, zia smith and Joshua Morgan (pictured) represented the cross-profession team which developed the tool at the awards ceremony. We’d also like to congratulate all the teams involved in developing our Valuation Mapping System (VMS), which was shortlisted in the Excellence in Innovation category.

The VOA values around 85,000 self-catering holiday homes across England and Wales. Depending on the specific eligibility rules they meet, they will be liable for business rates or Council Tax. When valuing these properties, we consider the annual income they are expected to generate if operated at full potential. To determine this, we gather income and expenditure data from various self-catering properties to see what the fair maintainable trade would be. Different percentages are applied to the fair maintainable trade to calculate the property’s rateable value. This varies based on whether the property is: 🏠 a single property or small complex (up to 4 properties) 🏘️ a larger complex (5 properties or more) The location, quality and type of property also play an important part in the final valuation.
