✨ Planning Success! ✨ Walsingham Planning have successfully secured a resolution to grant planning permission at committee (subject to the signing of a S106) for a new roof extension at 40 Bernard Street, London to provide additional high quality office accommodation. The new additional storey will sit on top of a rebuilt 5th storey, ensuring the works are read as a single cohesive development that relates well to the host property below. The two new levels will each feature useable outdoor space in the form of terraces. Challenges included amendments being requested to the overall architectural approach and detailed design during the course of the application being live, which delayed proceedings during which time new policies came into force requiring considerable additional input from the design team specifically with regards to sustainability and carbon reductions. A workable solution was found which enabled the revised design to go with a positive recommendation to Camden planning committee, which unanimously resolved to grant planning permission. In addition, the Council accepted the argument that there was no opportunity to physically provide residential units on site, the proposed off-site solution presented was not accepted, therefore a payment in lieu of physical provision was agreed.

🌟 Planning Success! 🌟 Walsingham Planning recently assisted in securing outline planning permission for up to 55 dwellings in Ambrosden on behalf of L&Q Estates. The initial application was recommended for approval by Cherwell District Council, but was refused at committee on landscape grounds. Walsingham Planning lodged an appeal against the refusal alongside resubmitting the application with an amended LVIA that sought to respond to the committee's landscape concerns. The resubmitted application went to committee again in June, with another recommendation for approval by Council Officer’s and Planning Committee granted the application. The result reflects the positive working relationship and open correspondence we had with Cherwell District Council throughout the application process, and we are delighted to have secured permission for our client. 🏆 Planning Success for a Friday Morning 🏆 Walsingham Planning have successfully obtained planning permission for a replacement dwelling in the Green Belt, involving the demolition of a modest bungalow, and the erection of a two storey property, with a large basement. The client approached Walsingham Planning after receiving two refusals for planning permission from the Local Authority. We worked closely with the appointed architect to develop a revised scheme, and made a case for the acceptability of the revised proposals, continuously liaising with the Council throughout the application process. The final approval was a result of positive collaboration with Katrin Jagusch of KJ+ Architects to create a proposal that met the clients’ requirements, whilst also addressing the Council’s concerns. 🌟 Planning Success! 🌟 Walsingham Planning has successfully secured outline consent at appeal for a new 64-bed care home at Balcombe Road, Crawley, on behalf of Muller Property Group. It was a challenging appeal with disagreement between the parties at the level of harm, weight to be attached to emerging policy, and benefits the scheme would deliver. Whilst the Inspector found there would be some harm, he concluded that the substantial weight for care home provision and other benefits of the scheme indicate that a decision should be made in favour of the scheme. We successfully argued that the new care home should not be subject to a draft Local Plan requirement to provide affordable care provision due to the unworkability and unviability of such a proposal. Through technical expertise on noise and ventilation, we also demonstrated how good living conditions for future residents would be achieved, despite the proximity to Gatwick Airport and noise contours affecting the site.
