Title indemnity has taken off! Delighted to have completed on our first Allica Bank Title Indemnity transaction in July, less than a month after launching it into our commercial mortgage offer letters. Our Gold Medal Winning team to get this first deal completed, a £650k capital raise were Stephen Sisson RM for midlands, supported on the deal by Stuart Furlong and Primesh Patel. Lawrence Molloy and Jennie Curtis from Lawrence Stephens applied the policy swiftly, knowing the value it could give on this transaction which involved a change in corporate structure and trustee arrangements, new leases drawn as well as some capital raising. The transaction moved in stages, but title indemnity helped accelerate the property due diligence and refinance greatly. I wasn't sure if we'd get a drawdown using Title Indemnity in the same month it was launched but the team didn't let me down! This case highlights how well this new enhancement compliments the speed of journey we can apply at the start of transactions. Aside from title indemnity launching it was GREAT to see us draw a relatively straightforward refinance/capital raise against a mix use asset for a client of one of our valued brokerages Sedulo Funding Solutions nice and quickly in July, following the full due diligence process. A £330K deal offered and drawn in 34 days :-) with application in to completion only taking 6 weeks. This deal was led by Stephen Spinks, supported by Rupesh Parmar in operations, currently taking some well deserved time off for his wedding, and Tom Carlton-Ashton in underwriting. Lester Aldridge worked on this case for us, and the good day to day relationships we have with them, alongside a motivated client and legal team made the deal run smoothly and draw in just over a month from initial offer to funds paid. I expect plenty more success stories in the future weeks, we are already working on some large portfolio deals coming in that will be backed by title indemnity, as well as continuing to develop further initiatives to shave time off our completion cycle times.
