At a time when data storage demands are increasing exponentially, operators, developers and asset managers need to ensure that data centres are future proofed from both a technology and sustainability standpoint. This time last week I left my first EXPO. Having taken time to digest the experience, in summary it was fascinating! One of my key take aways was the view that European real estate credit suffers from a cultural risk aversion which, in turn, contributes to a number of observable features of European real estate capital markets including: (a) the preponderance of banking sector in provision of real estate credit (84% of real estate credit is bank led v 54% in UK); (b) a notably under-developed non-bank / alternative lending sector; (c) lack of innovation in funding structures. When a problem is cultural is it intractable? We think not. With the issues in domestic credit markets comes huge opportunity for pan-European credit providers. In our experience there is an abundance of high quality real estate run by first class owners and operators who simply need supportive and bespoke capital. We are here to fill the void! The panel I took part in certainly discussed many of my take aways. Financing: Debts and Doubts or Stuctured Finance in Unstructured Times. It was a fantastic panel, full of great debate and I am delighted to have shared this panel alongside Maud Visschedijk,Serenity Morley,Prof. Rudy Aernoudt,Ralf Kind and Georghios Anker Parson. In case you haven't seen it, a recent survey published by Knight Frank highlights some very interesting themes in the world of #PBSA: ➡ Accommodation Influence on University Choice: 65% of first-time university applicants stated that the availability of accommodation influenced their decision on where to apply.  ➡ Preference for Purpose-Built Accommodation: 69% of students in private purpose-built student accommodation (PBSA) rated the option to live in a property for more than one year as good or excellent.  ➡ Affordability Concerns: Affordability is a significant issue, with 44% of students living in private PBSA considering their accommodation good or excellent value for money.  ➡ Student Wellbeing Support: 78% of respondents indicated that their accommodation providers' commitment to supporting student wellbeing and mental health was an important factor in their decision about where to live.  ➡ Quality and Amenities: Students value amenities that add value, with only 3.5% willing to live without fast WiFi for cheaper rent, and 66% preferring cheaper rent over amenities like an on-site swimming pool.  https://lnkd.in/eXMEFiWz
