Currently, many law firms are facing lease events, presenting a prime opportunity to assess whether their offices and locations are truly fit for purpose and resilient to current and emerging trends, such as talent attraction, digital transformation, GenAI impact, changing workforce demographics and ESG commitments. Simultaneously, international law firms, particularly from the USA, continue to expand their footprint in London. This is set against a backdrop of constrained supply of prime office space. For more insight, read our market update here https://lnkd.in/dChiWZbN. We've also been featured in the latest issue of The Lawyer with Richard Proctor, Head of UK Occupier Strategy & Solutions + London Tenant Representation, discussing how the demand for talent is reshaping the modern office landscape. On 1st April 2026, the new rating list will go live, reflecting shifts in rental values from April 2021 to April 2024 (April 2025 in Scotland). This revaluation aims to redistribute the property tax base, meaning businesses in areas with rising rental values will see an increase in rateable values, while those in declining areas may experience relief. Obsolescence isn’t coming—it’s already here. Buildings that don’t meet modern ESG, efficiency, and resilience standards are fast becoming stranded assets. Rising insurance costs, tightening regulations, and shifting occupier demands mean the value of outdated properties is sinking. So what’s next? Retrofit or risk irrelevance. In today’s episode of The Shoot Room Sessions, Flora Harley from Knight Frank breaks down: 🏢 The brutal truth about property obsolescence—and why it’s accelerating. 🌍 Why "business as usual" isn’t an option in the face of climate change and regulation. 💰 The financial risks—from insurance premiums to investment decisions. ⚡ What you actually need to do to future-proof your assets. This isn’t just a conversation about sustainability. It’s about survival in an industry that’s evolving faster than most are prepared for. 🎧 Listen now on Spotify: https://lnkd.in/g5NUeUtU or Apple Podcasts: https://lnkd.in/eSxswUfi Download and Read the full Knight Frank Wealth Report here: https://lnkd.in/e-WCeSXv

𝐓𝐡𝐞 𝐊𝐧𝐢𝐠𝐡𝐭 𝐅𝐫𝐚𝐧𝐤 𝐌𝐚𝐫𝐜𝐡 𝐘𝐢𝐞𝐥𝐝 𝐆𝐮𝐢𝐝𝐞 𝐢𝐬 𝐨𝐮𝐭 𝐧𝐨𝐰! It's fair to say its been a slow start to the year as the property market recovers from the November Budget and subsequent spikes in gilts and swaps. It has been relatively stable with positivity in sectors such as retail warehousing, industrial and food stores. The emergence of LGPS money has helped maintain that sentiment but the availability of good quality stock is an issue. Hopefully the expected base rate cuts as we continue through the year will add some much need stimulus to the markets. Our Operational Long Income and Valuation Long Income teams recently hosted their inaugural Long Income Breakfast client event which offered some of our key clients an opportunity to network with peers and listen to valuable insights from sector leaders discussing the changing dynamics of this area of the market. The event featured a dynamic quick-fire panel discussion with panellists: • Renos Booth, Head of Real Estate Long Income at Aviva Investors • Sammie Stanton, Fund Manager at LGIM, LPI Income Property Fund • Matthew Forward, Senior Real Estate Investment Manager at Nest Invest • Nik Potter, Associate in Capital Markets Research at Knight Frank Key takeaways from the discussion included: • A number of new investors are active in the market as we see DB pension schemes reducing their exposure to real estate whilst LGPS capital, DC pension schemes and insurers all look to commit funds to the Long Income market. • Unsurprisingly, the Long Income market has faced headwinds with gilt and bond yields softening in Q1 2025 but the outlook is positive with further rate cuts expected. • Investor sentiment in the room was positive despite challenging MSCI performance in 2024, as investors expect a rebound in 2025. A special thanks to our panellists and all attendees for making this event a success! Please get in touch with any of the team tagged below to discuss this area of the market or any requirements you may have. #KnightFrank #OperationalLongIncome #LongIncomeValuation Charlie Fletcher, Shaun Roy, Huw Holman, Chris Galloway, Michael Crowe, Emily Miller, Nicholas Peart-Moisey, James Bater MRICS, Matthew Dichler, Francesca Sidoli, Megan Mirchandani MRICS
