📊 People talk a lot about maintenance data. We are big believers in technician-level data in addition to property-level data. Here are three basic KPIs you should know about each person on your team: 1️⃣ Completion time  2️⃣ Resident rating 3️⃣ Callbacks (by work order type) What maintenance KPIs are important to you or your company? 🛠

Co-Founder & CEO @ AppWork | Building the future of multifamily maintenance

Motivating your maintenance team is important. But how? Here are five tips that have worked for me over the years: 1. 𝗖𝗲𝗹𝗲𝗯𝗿𝗮𝘁𝗲 𝘁𝗵𝗲 𝘀𝗺𝗮𝗹𝗹 𝘄𝗶𝗻𝘀: It's easy to focus on the big stuff, but those small accomplishments add up. I always try to give a shoutout, even for the little things—it shows the team that every effort counts. 2. 𝗣𝘂𝗯𝗹𝗶𝗰 𝗿𝗲𝗰𝗼𝗴𝗻𝗶𝘁𝗶𝗼𝗻: Don’t just praise your team behind closed doors. Recognize them in team meetings or group messages. A little public acknowledgment can go a long way in boosting morale. 3. 𝗣𝗲𝗿𝘀𝗼𝗻𝗮𝗹𝗶𝘇𝗲 𝘆𝗼𝘂𝗿 𝗮𝗽𝗽𝗿𝗲𝗰𝗶𝗮𝘁𝗶𝗼𝗻: Not everyone is motivated by the same thing. Take the time to understand what makes each team member excited. Whether it’s a word of thanks, a gift card, or just a little extra responsibility, tailoring your appreciation makes it more meaningful. 4. 𝗥𝗲𝗰𝗼𝗴𝗻𝗶𝘇𝗲 𝘁𝗵𝗲 𝗿𝗶𝗴𝗵𝘁 𝗽𝗲𝗿𝘀𝗼𝗻: This one’s tricky but crucial. There’s nothing more demotivating than seeing someone get rewarded who didn’t earn it. I always ensure the recognition goes to the right person—trust me, the team notices. Back up your recognition with data! 5. 𝗟𝗲𝘃𝗲𝗿𝗮𝗴𝗲 𝘁𝗵𝗮𝘁 𝗰𝗼𝗺𝗽𝗲𝘁𝗶𝘁𝗶𝘃𝗲 𝘀𝗽𝗶𝗿𝗶𝘁: Maintenance guys are competitive by nature. I’ve found that creating fun, performance-based competitions brings out their best. Whether it’s who can close the most work orders or who handles the toughest jobs, a little friendly competition keeps the energy high. AppWork has an automated badge system to handle this part. What’s your go-to strategy for keeping your team motivated? Let’s share ideas! 💪

At AppWork, we take the time to understand our client's unique needs and challenges, allowing us to build the best solution on the market. Through this research —several of our clients have successfully used AppWork to defend against maintenance-related Fair Housing claims. The key? Our platform’s ability to automate documentation provides the necessary proof to support their case. This is a game-changer in an industry where lack of documentation has long been a challenge. Recognizing the impact this can have, we’ve partnered with Chris Loebsack from Loebsack & Brownlee, PLLC, to help our clients and the broader property management industry leverage technology to help with this crucial part of their operation. We’re excited to announce AppWork's first webinar. Chris will explore how technology can prevent and defend against these claims. This session is designed to empower property managers with practical tools and insights that can protect their operations. This webinar is another educational initiative, all based on real-world experiences from the field, with many more to come! We’re dedicated to continually supporting our clients and the industry as a whole. Click here to learn more and sign up! https://lnkd.in/e3h6PirG Dani Black Sean Landsberg, CAM
