  • The power demand in Texas hit a record high in August, reaching 85,559 megawatts as a heat wave made its way across the state. Texas' recent population surge and its role as a hub for energy-demanding industries have driven up the need for power and put added strain on its electrical grid. As most of the state’s energy comes from natural gas, with solar and wind playing a part as well, battery storage is the newest player and its land usage gives it a notable connection to commercial real estate. Battery farms resembling rows of shipping containers are increasingly appearing across Texas, often near ranchland or industrial sites. This comes as Texas's grid operator, ERCOT, is now working closely with battery operators that can store power when it’s needed the most. These facilities store energy to be sold back to the grid during peak demand, much like stock trading. Since the grid was crippled from the February 2021 winter storm, Texas has increased its battery storage capacity by about 2,500%. Jupiter Power connected a battery farm in Houston to the grid last month, marking the first grid-scale energy storage facility in the city. Currently, the state can store around 8,000 megawatts of electricity, with projections suggesting this capacity could double to 16,000 megawatts by mid-2025, solidifying Texas’ leadership in grid battery deployments.

  • This 7.76-acre hard corner property in the heart of the Texas hill country would be ideal for commercial and retail development. Liberty Hill, located 30 miles northwest of Austin, was home to 3,646 people in 2020. Today, there are more than 8,000 students in the city’s school district alone. There are no signs of slowing down as Liberty Hill ISD is using a $471.1 million bond to build a new high school and two more elementary schools. School leaders anticipate the district could have an enrollment of 18,000 by 2030. Butler Farms, the latest master-planned community in the area, is building close to 300 new homes in the city while around a dozen other new subdivisions were built in the last several years. With the proximity to Austin’s tech hub and billion-dollar investments by companies like Apple, Dell Technologies, Samsung and Tesla, Liberty Hill offers small-town living with convenient access to urban amenities.
