Partners Capital announced it acquired Monterey Tech Center, a 74,335-sq.-ft. office/flex property on 5.59 acres of land in Austin Texas, located at 4407 Monterey Oaks Boulevard at the southwest intersection of Highway 290 and MoPac Expressway. The property is currently 16.14% occupied and is the third property to be acquired through Partners Capital’s Opportunity Fund V. “Monterey Tech Center is an outstanding asset that we identified off-market two years ago through a cold call,” said Adam Hawkins, Partner – Opportunity Funds. “It’s one of the few properties with industrial zoning in the Barton Creek Watershed, an area with strict development restrictions due to the aquifer. The Houston retail market demonstrates sustained strength, with vacancy and availability rates remaining below the 5-year average. Demand is robust, reflected in positive net absorption figures and notable move-ins and lease signings. While the construction pipeline has decreased slightly, it remains substantial with 3.7 million sq. ft. underway, including major projects like The Manvel Town Center. Year-to-date net absorption stands at 1.2 million square feet, reflecting consistent positive trends over the past decade. According to CoStar, "The economy grew at a robust rate in the second quarter, defying predictions that growth would slow as the Federal Reserve keeps interest rates in restrictive territory. The surprise showing should quell fears of an imminent downturn. The economy expanded by 2.8% in the second quarter at a seasonally adjusted annual rate, reaccelerating after the sluggish growth registered in the year's first quarter. This was far stronger than the consensus estimate of 1.9% and was supported by resilient consumers and solid business investment."
