In the Northeast, a common theme heard from rental housing operators is poor customer service. James Boyer, Regional Sales Manager, writes how many of the pain points shared with us stem from this issue. Several factors contribute to this problem, particularly among other utility billing companies: 1. Billing as an extension of your PMS: Companies that bundle their software packages are prime examples, as their services are “bundled” with these packages. However, these companies often face high account manager turnover and are cutting non-revenue-generating positions to improve their bottom line. This leads to significant service gaps, leaving clients waiting days, if not weeks, for answers to billing questions. The result? Inaccurate resident bills, poor recovery, and prolonged estimated billing for units with meter issues. 2. Neglect of medium and smaller portfolios: Large utility billing companies tend to prioritize their largest clients, often overlooking portfolios of 1,000 to 10,000 units. This leads to high account rep turnover and the same service issues mentioned above, such as long wait times for answers and the resulting negative impacts. 3. Unknown meter health: We frequently ask users of metered billing if they receive a meter health report. The typical response? “What is that?” or “I don’t think so.” Accurate recovery depends on properly functioning meters, yet many properties have meter issues that are far worse than what’s being communicated to owners. 4. Utility expense management (UEM): Bills are still being processed late. Isn’t timely processing the whole point of having a UEM program? This is a major complaint we hear from those using existing UEM services.
