"I think this starts to unlock the inertia and difficulty within the capital markets, which will allow more transactions to be done. We see this as a once-in-a-generation buying opportunity. I think industrial will be fine, and we will have continued demand from businesses as they grow, especially given near-shoring. Last week, we celebrated the topping out of 737 4th Ave in Sunset Park, Brooklyn, a 193,000-square-foot, 14-story, 187-unit mixed-income housing and retail development in Sunset Park, Brooklyn. Of the 187 residential units, 46 will be permanently affordable at 48% of area median income (AMI), one of the lowest AMI averages achieved in the last five years in Brooklyn, addressing the city’s need for more affordable housing. For New York Real Estate Journal's Developing Brooklyn Spotlight, the new development of 737 4th Avenue was one of the projects highlighted. Earlier this year, the development team of BEB Capital, TOTEM, Ofer Cohen, and SK-Development secured financing for the major mixed-use development in Sunset Park, Brooklyn, which will feature various unit types, including one-, two-, and three-bedroom residences. 46 of these units will be permanently affordable, averaging 48% of the area median income (AMI), marking one of the lowest AMI thresholds in Brooklyn over the past five years.
