What is risk? Well, there's many ways to define it and it all depends on the context. Here's a tool for multifamily / BTR development that helps to tell you if a project is "risk on" or "risk off". "In the Alliance-Presidio District, townhome units overall, comprising 3.8% of the market's inventory, appear to have underperformed year over year relative to standard apartments, though 2-bedroom townhome units in particular saw an increase in rent of 13.6%. Most 2-bedroom flat units remained materially unchanged year over year with the exception of 2x1 units."
