Brick Work is a venture by Irvine & Associates, a land-use consulting firm based in Downtown Los Angeles, that makes it easier and more cost-effective for real estate agents, owners, and developers to acquire information about a property’s development potential. We are leading the way in making development feasibility information more widely available and easily comprehensible. Through our online platform, we provide Development Feasibility Reports that include due diligence information about a lot’s maximum buildable area & # of units, height & density requirements, zoning & legal restrictions, eligibility for incentives, etc. For agents, this information is great for marketing the development possibilities of a lot to buyers and owners: • Order and distribute the Development Feasibility Report for a lot (or lot assemblage) to generate interest among developers • Win listings–Approach property owners with the report in hand to inform them about their lot’s development possibilities AND a developer interested in buying • Create opportunities to advise owners in identifying a like-kind property for a 1031 exchange The due diligence in our reports are standard for land-use consultants to produce, but directly obtaining the services of a firm is incredibly capital-intensive; the client retainer fee alone typically costs several thousand dollars.
