The smartest thing I did in my early 20s ⤵️ I started investing in the stock market. Every time I got paid, I started putting $100-$200 a month into the S&P 500 index. It wasn’t much, but I was consistent. And every time my pay increased, I increased my investments as well. By age 29, I had enough invested to put a down payment on my first rental property Now, at 33, I have a diversified portfolio of stocks and rental properties, and I have the goal of retiring by my 40th birthday. So what’s the takeaway for you? Most people in their early 20s don’t have much money But they have something way more valuable… Time. The earlier you start investing, the more time you’re giving your investments to grow. Get started as early as possible and plan for the life you want. Happy investing!

Paying off your mortgage… Can be TERRIBLE idea But It can also be a good idea Let me explain It all depends on what you define as a “strong return” If your interest rate = your rate of return Paying off a 4% mortgage is very different than paying off a 9% mortgage At the end of the day, however, this is only one way to think about it Investing is incredibly personal Do what feels right for you and what gets you closer to your goals Interested in learning more about real estate investing? “Real estate is too risky”… I hear this objection often (mostly from people that own zero real estate) But in my opinion, there is a far riskier proposition… The risk of doing absolutely nothing The facts speak for themselves: The average retirement age is 64 years old, the average life expectancy is 77 years old, and the median retirement savings is only $200K The road to financial freedom is paved with risk But you can’t let that stop you from taking action Because the alternative…isn’t that great Interested in diving into the world of real estate? This is the WORST real estate advice Before I jumped into the world of real estate, I had a conversation with an older investor who owned several rental properties in the local area. I respected them quite a bit given their success, so I asked for some counsel. “What advice do you have for an aspiring real estate investor?” Their response? “Never buy any properties more than an hour from where you live.” There was just one problem.. Living in San Francisco, I couldn’t afford to buy anything nearby. Fast forward to today - I still don’t own any real estate in San Francisco, but I’ve built a portfolio of rental properties across the US. If I took that investor’s advice, I probably never would have got started. So what do I want you to remember from this? Don’t let geography stop you from becoming a real estate investor! With the right team (Real Estate Agent + Property Manager), you can become a successful real estate investor regardless of where you live. As you start your financial freedom journey, You need a North Star - a tangible and achievable goal that you can write down and work towards. But how do you determine what that goal is? How much do you need to be financially free? The 4% Rule 📊 - According to this rule, an individual can safely withdraw 4% from their investments without running out of money - In order to calculate your financial freedom number, take your annual expenses and multiply it by 25 - For example, someone who needs $60K a year would need $1.5M to retire Real Estate vs 4% Rule 🏠 - While a helpful guideline, the 4% rule assumes you only invest in stocks and bonds - The cash flow generated from real estate, however, can dramatically accelerate your path to financial freedom - If your rental property portfolio generates an 8% cash on cash return, for example you would only need $750K invested in real estate to generate $60K a year Too many people accept that retirement is an event that’s way off into the future, and as a result, don’t take the necessary actions today that can make retirement easier (and happen much sooner). I encourage you to think deeply about when you want to retire, how much you’ll need, and devise an investment strategy to make that happen.
