Construction Update! 🚧 Grace’s Place is rising fast in Downtown Far Rockaway, Queens. We’re now on the second floor and refining the window and sill designs. This 9-story mixed-use development is being built for Brisa Builders Corp/ Brisa Builders Development LLC, with a focus on providing affordable senior housing to the community. 📸 First picture: Our masonry crew hard at work, assembling the second-floor walls. 📸 Second picture: Exterior masonry on the second floor, featuring openings for lintels. These horizontal supports above windows and doors are critical for bearing the weight of the structure above. 📸 Third picture: A close-up of the exterior mock-up featuring triple-glazed INTUS Windows, designed for maximum insulation and #energyefficiency. 📸 Fourth picture: Layer breakdown! Thank you to everyone who joined our Bethany Terraces #OHNYwknd (Open House New York Weekend) tour! Special thanks to Mike Lynch and Jimmy Liang from Murray Engineering PC for walking us through the structural engineering aspects of the project. It was great to connect with fellow architects, developers, engineers, and NYC residents who are passionate about innovative building technology and #affordablehousing. In the first photo, Grayson shows how a single modular unit becomes two apartments, extending from the front to the back of the building with a corridor in between. And if you noticed the blue tape in some of the other photos—that’s part of our prep for the blower door test, which ensures airtightness in #PassiveHouse buildings. Building something meaningful takes dedication, teamwork, and care. We're grateful for a team that brings this commitment to every project and to our community. Yesterday, we took a break from the office to visit the Ford Foundation Building—an architectural marvel from 1967, known for its 12-story indoor atrium. As one of the first examples of biophilic design, it connects people with nature in the workplace—well ahead of its time. Big thanks to Roy Pacheco for being a great host and sharing his knowledge. We’re excited for more Coffee Walks to explore inspiring spaces. To our team—thank you for making it all possible.
