Cymbal DLT's Chairman, Asi Cymbal, brought valuable insights to the Commercial Observer's South Florida Development & Capital Leadership Forum in Miami, speaking on the panel "Will Florida's Amendments to the Live Local Act Spark a New Wave of Affordable Housing?" with Matthew Scott with Greenspoon Marder and Brian Heide with Bank of America. As a pioneer in implementing the Live Local Act (LLA), Cymbal shared his experience with Laguna Gardens, one of the first projects completed under this legislation. With the Federal Reserve signaling the possibility of two more interest rate cuts this year, developers view this as a pivotal moment for increased investment activity and project revitalization. A reduction in the Fed's benchmark rate could signal the beginning of a turnaround in asset pricing, particularly in the resilient South Florida market. At Cymbal DLT, our success stems from capitalizing on opportunities as they arise, regardless of market cycles. By embracing a long-term investment strategy, we focus on maximizing the growth potential of our investments over time, reducing the need for reactive adjustments to short-term market fluctuations and economic shifts. This approach ensures we remain positioned for sustained success.

This week, the Federal Reserve cut interest rates by 50 basis points - a move that many in the real estate industry were anticipating. Cymbal DLT's Asi Cymbal 🎗️ comments to Bisnow, saying, "This cut will help alleviate the biting restriction of today's high interest rates, signaling the beginning of a turnaround in asset pricing while also providing a cyclical boost to real estate investment and development. Both residential and commercial sectors will feel the positive effects of these adjustments, specifically with multifamily investments experiencing improved financing options. However, a more meaningful impact on construction starts will require further rate cuts, especially given supply challenges." Read more: https://bit.ly/3TAGvzC

Recently, the City of Fort Lauderdale's Planning & Zoning board approved Phase II of the Nautico District, 5-2. It will consist of a condo tower, an apartment tower and a hotel with ground floor retail. The board said the "eye-catching design as being a standout compared to newly built towers nearby." Supporters noted that Phase II will, "bring new life to the neighborhood and give people another gathering spot south of the New River." Cymbal DLT attorney Stephanie Toothaker said, "...we’ve called this district Nautico because it’s an homage to the water and to the marine industry and of course the preservation of the marina that is there, although it is going to be upgraded and will be state-of-the-art.” The City of Fort Lauderdale commission vote is expected this October.
