  • Our Manhattan condo and co-op contracts signed report from June 29 to July 5, 2024 has arrived! ✈️🏙️ Below are some key highlights from the week: Last week, 179 contracts were reported, down 31% week-over-week due to the Fourth of July but up 25% year-over-year. Sales rose annually for a fourth consecutive week and are now up a cumulative 13% versus the same four weeks in 2023. All product types saw year-over-year increases in contract activity, led by a 29% annual gain in resale co-op sales. Versus 2023, signed contracts rose 30% under $5M but fell 13% over $5M, the first annual drop over $5M in a month. The top contract was Corcoran Sunshine's PH76 at Sutton Tower asking $21M ($4,570 PSF).   • Our summary of the Miami Beaches and Coastal Mainland contract activity from June 29 to July 5, 2024 is here! 🌴 Below are some key highlights from the week: Last week, 95 contracts were reported signed, down 21% week-over-week and 34% year-over-year. Sales have been down on an annual basis for seven consecutive weeks. Due to the Fourth of July holiday, last week saw the lowest number of contracts signed of any week in 2024. Sales from $3M to $5M rose 40% annually (seven sales) thanks to single-family activity across the Miami beaches. Sunny Isles Beach and Key Biscayne were the only submarkets to experience year-over-year increases in signed contracts. Only one contract was reported over $5M, the lowest weekly total in 10 months. The top contract last week was for a condo at The Surf Club. The oceanfront residence features a large terrace, a parking space and beach access. Questions?
