    At Evoke Capital, we love seeing tenant satisfaction. It's moments like these that show our efforts are truly paying off. Here’s a heartfelt message we recently received from a resident at our newest property, Swan Lake: "We have lived in this community nearly five years and have never been more impressed with how management is handling the property now. The initial communication about delinquent accounts at Swan Lake was impressive, offering to work matters out with residents rather than rushing to evictions. This approach is both courteous and compassionate, and we can't thank you enough for that! The tree-trimming team was especially professional and skilled. Our yards are now much safer, and our streets already look better and are easier to navigate. It feels like a neighborhood to be proud of again! We've also noticed improvements in many other areas: -Fewer dogs running loose at night. -Fewer young people riding skateboards in the streets. -Older, dilapidated homes being removed, greatly improving the community overall. -A much quieter community, with residents respecting one another's boundaries and properties." This means our LPs receive EVERY dollar of their initial investment back before we see ANY returns. We don't take cuts above the preferred return or charge ongoing asset management fees. This structure ensures that our team’s success is tied to our investors’ success. We only profit after our investors are fully reimbursed and the investment is completely de-risked.     We are excited to announce the launch of our "Helping Hands" Rental and Clean-up Program at Evoke Capital, starting this month. Recognizing the challenges many face, we’ve developed this program to ensure that our residents can maintain their homes and stay in their communities without undue stress. Through “Helping Hands,” we provide rental discounts for those struggling to make ends meet and assist with exterior repairs for residents who need a bit of extra help. By offering this support, we can create a more stable and supportive environment for everyone in our communities. This is a win/win for both our investors and our tenants, as it will enhance community retention and satisfaction, ultimately increasing the value of our properties and ensuring consistent returns.

    We are proud to announce that we have officially closed on Swan Lake MHC! This marks another major milestone for Evoke Capital, with a $18.75 million acquisition, expanding our portfolio 16% to a total of 2,150. Our team has been working diligently on the property even before the closing, and investors in Fund 2 have already gotten close to $500k in instant equity. A heartfelt thank you to our investors for your repeated trust and commitment. Many thanks to Parker Kelly, for making this process smooth - and congratulations to the Evoke team: Pasha Esfandiary Alex Segal, Edmund Nisbet, and Kenji Ignacio - for executing the deal quickly and efficiently.
