What’s one Gray Cap advantage? You can not move this quick if you’re relying on third party management. We understand the concept of compounding, and time can be your friend and your enemy. Too often I’ve seen deals close and it take months (or years!) for the business plan to start to be executed. No compounding there. Very difficult to achieve outsized returns with that strategy. We’ve owned Solana for less than a month and we will already be wrapping up our first phase of full site (390 units) exterior renovation before Thanksgiving. The entire property has been pressure washed. Exterior trim repair, caulk, and paint prep are under way. Painting has begun on two buildings while prep crews work ahead of them. Dozens of ACs have been fixed or replaced. A few hundred work order orders completed. 134 to go as of right now. So instead of “getting started in the Spring” we will have made a positive impression on current residents, and have a beautifully renovated property for the 2025 leasing leasing. The Gray Residential and Gray Capital teams are crushing this one.
