Eagle Ridge Partners, and BLG Capital Advisors Unveil Renovations to Iconic Colonnade Office Tower in the West End District MINNEAPOLIS, August 26, 2024– Eagle Ridge Partners, along with BLG Capital Advisors, is pleased to unveil renovations to the Colonnade office tower in the West End. Originally developed in 1988, the Colonnade set a new standard for premium office outside downtown Minneapolis, creating the foundation for today's thriving West End district. “The Colonnade has been a top performing property for more than 30 years with many well-known companies calling it their headquarters but with no recent updates, the interior common areas had become tired, dark, and uninspired," said Shannon Van Gemert, managing director, Eagle Ridge Partners. "We’re proud to share the results of our vision to modernize and reimagine the building’s iconic atrium space. Our work restores the Colonnade’s legacy of market leadership; it is outperforming the market and is now well-positioned for decades to come.” Key features of the Colonnade renovations include: · Thoughtful redesign of the building’s five-story atrium, an expansive first floor space now featuring open workspaces for collaboration in a bright, modern setting. · The creation of the Colonnade Club, a private tenant lounge with fireplace, bar, media space, and gathering areas with soft seating. · New in-demand amenities, including a golf simulator, integrated technology for meetings, and outdoor patio area. · Expanded and modernized café with catering kitchen. Eagle Ridge Partners and BLG Capital Advisors purchased the Colonnade in December of 2022 with an occupancy rate of 85%. Post-renovation, tenant expansions and lease extensions have brought building occupancy to over 99% and increased the WALT from 3.5 to 9+ years. Colonnade is home to several well-known tenants including Pentair, Inspire Medical Systems and Bell Bank. “It’s rewarding to watch tenants utilizing the renovated atrium and Colonnade Club. As employers rethink and transform office space to cultivate an exceptional employee experience, building amenities are viewed as an extension of that space,” said Caroline Heinlein, senior director, Eagle Ridge Partners. “It’s exciting and encouraging to feel the renewed energy at the Colonnade and restore it’s status as a market leader” Eagle Ridge Partners collaborated with several key partners to complete this project. Renovations began in spring of 2023 and completed early summer 2024. Eagle Ridge Partners worked with Studio BV on the renovation design and Steiner Construction completed the construction. Eagle Ridge Partners also recently completed a renovation of International Market Square.
